I. LEGAL INFORMATION AND LOCATION OF NOMURA INDUSTRIAL PARK - HAI PHONG

Nomura Industrial Park - Hải Phòng was established on December 23, 1994, according to Investment License No. 1091/GP of the State Committee for Cooperation and Investment, as the first industrial park with direct foreign investment in the Northern provinces and also one of the first industrial parks of Hải Phòng. The project is invested by Nomura Industrial Park Development Joint Stock Company - Hải Phòng (a joint venture between the City of Hải Phòng and Nomura Holdings INC from Nhật Bản).

On July 25, 2022, Nomura Holding, INC. transferred the entire 70% stake in Nomura Asia Investment (Vietnam) Pte. Ltd (NAIV), equivalent to 70% of the shares in Nomura Industrial Park - Hải Phòng, to PC1 Group Joint Stock Company. After that, Nomura Industrial Park Development Joint Stock Company - Hải Phòng was renamed Nhật Bản Industrial Park Development Joint Stock Company - Hải Phòng. At the same time, Nomura Industrial Park - Hải Phòng was renamed Nhật Bản - Hải Phòng Industrial Park in Decision No. 412/QD-UBND dated February 14, 2023, at the request of the new investor.

The initial investment project to build Nomura Industrial Park had a land use scale of 353 hectares, which was later adjusted down to 153 hectares according to Official Dispatch No. 2628/TTg-KTN dated December 22, 2014 of the Prime Minister, with a planned location in An Dương district, Hải Phòng city with a total investment of over 140.8 million USD. The total area of industrial land for lease of the project is 123 hectares, and the area of common infrastructure is 30 hectares.

Regarding its nature, Nomura Hải Phòng Industrial Park is oriented as a concentrated industrial park attracting high-tech and environmentally friendly projects, mainly attracting investment projects in the fields of high technology, machine manufacturing, precision mechanics; manufacturing components for automobiles and motorcycles; manufacturing electrical and electronic components; manufacturing packaging, paper, high-grade paper products and textiles...
Regarding regional connectivity, Nhật Bản - Hải Phòng Industrial Park is directly connected to Quốc lộ 5 route and is conveniently connected to National Highway 10. Therefore, the industrial park has the ability to connect conveniently with other industrial parks such as Trang Due, Nam Cau Kien, VSIP Hải Phòng, Hải Phòng center and other important traffic routes such as:
- 21 km from Dinh Vu Port; 40 km from Lach Huyen Port
- 21 km from Cat Bi International Airport, 15 km from the center of Hải Phòng city
- 15 km from the Hanoi - Hải Phòng expressway
- 105 km from Hanoi city center

II. INFRASTRUCTURE SYSTEM OF NOMURA INDUSTRIAL PARK

Internal traffic roads: are from 20m - 30m wide, covered with asphalt concrete with construction standards that ensure traffic conditions in the industrial park, including goods with large loads. At the same time, the traffic routes are arranged with medians, sidewalks and green trees on both sides of the road along with a lighting system with a distance of 20 m per pole.

Power supply system: Nomura IP has invested in building an independent 110kV/22kV transformer station with a maximum capacity of 50 MW, 22kV power lines are laid underground along traffic routes to each plot of land in the industrial park, ready for connection according to investor requirements.
Water supply system: clean water is taken from Vat Cach water plant, with a water supply capacity of 13,500 m3/day and night, connected in the form of branches through pipes with diameters of 110-160-280 mm to the foot of the fence of each factory in the industrial park.

Wastewater treatment system: all wastewater at Nhật Bản - Hải Phòng Industrial Park is collected for treatment and will be pre-treated at each factory to meet the reception standards before being discharged into the industrial park's centralized wastewater treatment system and is further treated and discharged into the environment. The capacity of the wastewater treatment plant is up to 10,800 m3/day and night with microbiological treatment technology from Nhật Bản.

Information and communication system: Inside Nomura Industrial Park, the communication center system is known as "Nomura Post Office" with the ability to provide and meet the needs of more than 50 investors operating in the industrial park with services such as domestic and international parcels and packages, authorized postal services, EMS, Vnquickpost, UPS, DHL and a range of other postal and telecommunications services

Other infrastructure utilities: Modern fire protection system with a fire protection team and full fire protection equipment such as fire trucks, protective gear, vehicles always in good condition and a water supply system that is regularly inspected and upgraded periodically; Rainwater drainage system is arranged independently from the wastewater collection and treatment system

III. LAND RENTAL COSTS AND INVESTMENT INCENTIVES AT JAPANESE INDUSTRIAL PARK - HAI PHONG

Infrastructure usage fee: 120 USD/m2/entire lease term (for transfer projects)

Annual land rent: Annual land rental payment method and land rent exemption

Electricity price: applied according to the electricity price list of EVN announced at each time

Water price: 16,300 VND/m3 (may change according to the decision of the Hải Phòng City People's Committee)

Investment incentives at NOMURA industrial park

Nomura Industrial Park enjoys tax incentives at a normal level. Specifically, 100% exemption from corporate income tax payable in the first 02 years and a 50% reduction in corporate income tax in the next 04 years of the project

IV. CURRENT STATUS OF INVESTMENT ATTRACTION AT NOMURA INDUSTRIAL PARK

Only after more than 2 years of construction, Nomura Industrial Park officially went into operation from 1999.
