Đại Đồng Hoàn Sơn Industrial Park - Bắc Ninh Province

I. LEGAL INFORMATION AND LOCATION OF DAI DONG HOAN SON INDUSTRIAL PARK

Dai Dong Industrial Park - Hoàn Sơn was established on July 1, 2005, under Decision No. 1179/QD-CT of the People's Committee of Bắc Ninh Province with an initial area of 230 ha (later expanded to 286.82 ha). The project is invested by Saigon Telecommunications and Technologies Corporation (Saigontel) with a total investment of VND 553.5 billion.
On August 21, 2006, Dai Dong Industrial Park - Hoàn Sơn was approved for an expansion plan of 300 ha under Decision No. 1107/QD-TTg of the Prime Minister, increasing the total approved planning area of the industrial park to 530 ha. However, the industrial park was subsequently adjusted to reduce the planned area to 368 ha (a decrease of 162 ha) according to Document No. 1511/TTg-KTN dated August 20, 2014, of the Prime Minister.

Based on the approved plan, on January 20, 2020, Dai Dong Industrial Park - Hoàn Sơn Phase II was established under Decision No. 15/QD-UBND of the People's Committee of Bắc Ninh Province with a planned area of 95.81 ha. Thus, after Phase II was established, Dai Dong Industrial Park - Hoàn Sơn has a total established area of 382.63 ha (of which the industrial land area for lease is 269.49 ha), including:
Dai Dong Industrial Park - Hoàn Sơn, Phase I:
- Has a planned area of 286.82 ha located in Dai Dong, Hoàn Sơn and Tri Phương Communes, Tiên Du District, and Tân Hồng Commune, Từ Sơn District (now Từ Sơn City), Bắc Ninh Province;
- The investor is Saigon Telecommunications and Technologies Corporation, with a total investment of VND 553.5 billion and an operating period from 2007-2057.
- Approved for detailed construction planning under Decision No. 601/QD-UBND dated May 12, 2009, of the People's Committee of Bắc Ninh Province
Dai Dong Industrial Park - Hoàn Sơn, Phase II:
- Has a planned area of 95.81 ha located in Hoàn Sơn, Phat Tich and Tri Phương Communes, Tiên Du District;
- The investor is Saigon Telecommunications and Technologies Corporation, with a total investment of VND 1,907.106 billion and an operating period of 50 years from the date of issuance of the first Investment Registration Certificate (June 14, 2010);

II. INFRASTRUCTURE SYSTEM OF DAI DONG HOAN SON INDUSTRIAL PARK

Internal traffic system: the main roads of the industrial park have a cross-sectional width from 28m-33m-46.5m, of which the road surface width is from 15m to 22.5m, designed for 04-06 lanes; the branch roads of the industrial park have a cross-sectional width from 18.5m-22m-25.5m, of which the road surface width is from 7.5m-11.25m.
Power supply system: the power source for production at Dai Dong Industrial Park Hoàn Sơn is taken from the 110kV power grid running through the industrial park through a 110kV/22kV transformer station with a capacity of 2*25 MVA. The 22kV power lines are laid underground along the traffic routes to each plot of land in the industrial park.
Water supply system: Dai Dong Industrial Park - Hoàn Sơn has been invested in building a treatment and water supply station from local groundwater sources with a water supply capacity of 14,550 m3/day and night to serve both production and domestic water supply needs of the industrial park for both phases. The water supply pipeline network is arranged in a loop to ensure continuous water supply.
Wastewater treatment system: all production wastewater in phase 1 of Dai Dong Industrial Park - Hoàn Sơn is pre-treated at the factory to meet column A standards and in phase 2, it must be treated to at least column C standards before being discharged into the industrial park's centralized wastewater collection and treatment system with a treatment capacity of 2,500 m3/day and night. Production wastewater is further treated to at least column B standards before being discharged into the environment.
Other infrastructure utilities: the area of green trees and water surface of both phases is more than 49 ha, creating a spacious space in the industrial park; The communication system with full modern services is connected to the land plots in the industrial park; The parking area for the entire project is about 1.5 ha; Green trees and water surface area; Lighting system; The rainwater drainage system is arranged independently from the wastewater drainage system; The fire protection system uses the same production water source with fire hydrants arranged at a distance of 100m-150m along the traffic routes in the industrial park.

III. LAND RENTAL COSTS AND INVESTMENT INCENTIVES AT DAI DONG HOAN SON INDUSTRIAL PARK
