I. LEGAL INFORMATION AND LOCATION OF Gia Bình INDUSTRIAL PARK
Gia Bình Industrial Park was approved by the People's Committee of Bắc Ninh for detailed construction planning of the industrial park at a scale of 1/2000 for the first time on May 12, 2009, and was adjusted twice in 2018 and 2021. On March 17, 2022, Gia Bình Industrial Park was approved by the People's Committee of Bắc Ninh for the adjusted planning project of construction subdivision at the scale of 1/2000 in Decision No. 124/QD-UBND, according to which Gia Bình Industrial Park has a planned area of 306.69 ha (of which the area of industrial land for lease is 180.7 ha), located in Dong Cuu, Lãng Ngâm and Dai Bai communes, Gia Bình district, Bắc Ninh province.
On February 22, 2021, the project of investment in construction and business of infrastructure of Gia Bình Industrial Park was approved by the Prime Minister for investment policy in Decision No. 224/QD-TTg. The investor of Gia Bình Industrial Park project is Bắc Ninh Industrial Park Infrastructure Construction and Business One Member Company Limited (under CAPELLA LAND - an industrial infrastructure developer with many industrial parks and clusters built nationwide), invested with a total capital of more than 2,578 billion VND and an operating term of 50 years (From 2021-2071). On April 12, 2021, Gia Bình Industrial Park was officially established under Decision No. 127/QD-UBND of the People's Committee of Bắc Ninh.

Regarding its nature, according to the approved plan, Gia Bình Industrial Park is a concentrated industrial park, mainly attracting investment projects in the production of components and electrical-electronic equipment; textiles; processing industry (food, livestock, poultry, and seafood feed); construction materials; machinery manufacturing; pharmaceuticals; high-tech products and other supporting industries.
Regarding regional connectivity, Gia Bình Industrial Park is located adjacent to National Highway 17 connecting Trau Quy, Gia Lam Hanoi to Gia Bình district Bắc Ninh, and is also located near important traffic routes such as DT284 and DT282B, therefore, the industrial park has traffic connection ability:
- 40 km from the center of Hanoi city, 57 km from Noi Bai international airport
- 23 km from the center of Bắc Ninh city
- About 6 km from National Highway 38
- 96 km from Hai Phong port, 106 km from Lach Huyen deep-water port

II. INFRASTRUCTURE SYSTEM OF Gia Bình INDUSTRIAL PARK
Internal traffic system: designed in a grid pattern with the main road having a width of 68m, branch roads having a width of 22.5m, of which the road surface width is 11m to 22m, sidewalks of roads are 6.5m wide on each side and are arranged with green trees
Power supply system: the power source for production in Gia Bình Industrial Park is supplied through a 110kV/22kV transformer station built in the industrial park, with a power supply capacity of 68 MVA
Water supply system: the clean water source for production in Gia Bình Industrial Park is taken from a clean water plant in the area with a water supply capacity for the project of 12,600 m3/day and night. Water supply pipelines with diameters from D110-D400 mm are built underground along traffic routes in the industrial park to each land plot, ready to connect according to investor's needs.
Wastewater treatment system: all production wastewater at Gia Bình Industrial Park will be collected and treated at the industrial park's centralized wastewater treatment plant to column B standards before being discharged into the environment. The wastewater treatment plant has a maximum treatment capacity of 8,000 m3/day and night.
Other infrastructure utilities: the rainwater drainage system is arranged independently from the production wastewater collection system; Fire hydrant system is arranged along the traffic routes in the industrial park; Telecommunications system; Landscape green system; Lighting system; Land plots in the industrial park are leveled to the planned elevation before being handed over to investors.


III. LAND RENTAL COSTS AND INVESTMENT INCENTIVES AT Gia Bình INDUSTRIAL PARK
Infrastructure rental price: 135 USD/m2/entire rental term (until 2071)
Annual land rental: currently, the industrial park is in the period of being exempt from annual land rental, after the preferential period expires, the land rental is determined according to the Decision of the People's Committee of Bắc Ninh province at each time.
Infrastructure management and maintenance fee: 10,000 VND/m2/year (equivalent to 0.4 USD/m2/year)
Electricity price: applied according to EVN's electricity price list at each time
Water price: 11,500 VND/m3 (calculated on the actual amount of clean water used)
Wastewater treatment fee: 11,000 VND/m3 (calculated on 80% of the amount of clean water used)

Investment incentives at Gia Bình Industrial Park
Regarding corporate income tax: 100% exemption of CIT for the first 02 years and 50% reduction of CIT for the next 04 years for new investment projects in the industrial park.
Regarding import tax: exemption from import tax for goods on the list of tax incentives imported to create fixed assets for the project.
IV. CURRENT STATUS OF INVESTMENT ATTRACTION AT Gia Bình INDUSTRIAL PARK
Currently, Gia Bình Industrial Park is being rapidly completed by the investor for industrial infrastructure construction and has leased about 15% of the industrial park area with more than 10 investment projects of Vietnamese, Korean, and Chinese enterprises. Currently, the investor is continuing to level and complete technical infrastructure works to hand over the premises to investors who have leased land in the industrial park for early construction.
