I. LEGAL INFORMATION AND LOCATION OF QUANG CHAU INDUSTRIAL PARK
Quang Châu Industrial Park was approved for investment policy by the Prime Minister in Document No. 1673/TTg-CN dated October 31, 2005 and was allowed to be established in Document No. 637/TTg-CN dated April 25, 2006. On April 26, 2006, the Quang Châu Industrial Park Project was officially established under Decision No. 598/QD-UBND of the People's Committee of Bắc Giang province with the investor being Saigon - Bắc Giang Industrial Park Joint Stock Company (SGB) with a total investment of over 836 billion VND. The project has a scale of 426 hectares (of which the land area for factory construction is 275.69 hectares), located in Quang Châu commune and Vân Trung commune, Nếnh town, Việt Yên district, Bắc Giang province. The project has an operating term of 50 years (2007-2057).
On February 23, 2021, the Prime Minister approved the addition of the expanded Quang Châu Industrial Park with an area of 90 hectares located in Nếnh town and Quang Châu, Vân Trung communes, Việt Yên district, into the planning of industrial parks in Bắc Giang province. Accordingly, the total area of Quang Châu industrial park was increased to 516 hectares. On November 04, 2022, the investment project to build the expanded Quang Châu industrial park continued to be approved for investment policy by the Prime Minister in Decision No. 1320/QD-TTg for Saigon - Bắc Giang Industrial Park Joint Stock Company to be the investor with a total investment of 996 billion VND, operating period from 2022-2057.

In terms of nature, Quang Châu Industrial Park is planned as a multi-industry general industrial park, attracting electronics, garment, energy, high-tech and environmentally friendly industries.
Regarding regional connectivity, Quang Châu Industrial Park is located adjacent to the Hanoi - Lang Son Expressway (National Highway 37) and:
- 45 km from the center of Hanoi city; 43 km from Noi Bai International Airport
- 14 km from the center of Bắc Giang city
- 140 km from Hai Phong port
- 126 km from Huu Nghi border gate (Lang Son) II. INFRASTRUCTURE SYSTEM OF QUANG CHAU IP
Internal traffic system: The main axis of Quang Châu industrial park has a cross-sectional width of 32 m, of which the road surface width is 16 m; the internal roads of the industrial park have a width of 18m, of which the road surface width is 8m. The traffic routes in the industrial park are asphalted and sidewalks are arranged on both sides with a width of 5-6 m each with trees.
Power supply system: Quang Châu IP has invested in building the 110kV/22kV Quang Châu substation with a capacity of 2*40 MVA and the 110kV/22kV Quang Châu 2 substation with a capacity of 3*63 MVA to serve electricity production needs in the industrial park. The 22KV lines are connected to each plot of land in the industrial park.
III. LAND RENTAL COSTS AND INVESTMENT INCENTIVES AT QUANG CHAU IP
Infrastructure rental price: 120-150 USD/m2/entire remaining lease term. The rental unit price may vary depending on the location and area of the leased land.
Infrastructure management and maintenance fee: 0.5 USD/m2/year
Electricity price: applied according to EVN's electricity price schedule at each time
Clean water price: 11,500 VND/m3
Wastewater treatment fee: from 11,000 VND/m3, depending on the quality of the incoming wastewater

Investment incentives at Quang Châu industrial park
Corporate income tax incentives: 100% exemption of corporate income tax for the first 02 years and a 50% reduction of corporate income tax payable for the next 04 years for new investment projects in the industrial park.
Import tax incentives: import tax exemption for goods on the tax incentive list imported to create fixed assets for the project.
IV. CURRENT STATUS OF INVESTMENT ATTRACTION AT QUANG CHAU INDUSTRIAL PARK
The industrial park was built and started operating in 2006, and so far has leased out 100% of the industrial park area with more than 41 investment projects with a total registered investment capital of more than 2.8 billion USD, of which 37 investment projects are FDI capital.
