I. LEGAL INFORMATION AND LOCATION OF HOA PHU INDUSTRIAL PARK
Hoa Phu Industrial Park was formerly Châu Minh - Mai Đình Industrial Park, which was approved by the Prime Minister to be added to the industrial park planning of Bắc Giang province in Official Dispatch No. 759/TTg-KTN dated May 12, 2010 with a planned area of 200 hectares; was approved by Bắc Giang province for detailed construction planning at a scale of 1/2000 in Decision No. 1680/QD-UBND dated October 20, 2010 with a planned area of 207.451 hectares (of which industrial land area is 140 hectares, accounting for 67.6%), the planned location belongs to Châu Minh, Hương Lâm and Mai Đình communes, Hiệp Hòa district, Bắc Giang province.
On May 17, 2016, the Prime Minister approved the policy of investment in the construction of Châu Minh - Mai Đình Industrial Park in Official Dispatch No. 793/TTg-KTN for the investor, Phu My Group Joint Stock Company, with a total investment of VND 1,933 billion, divided into three phases: phase 1 - 100 ha; phase 2 - 50 ha; phase 3 - 57.45 ha (implemented from 2016-2023).
On August 30, 2016, Châu Minh - Mai Đình Industrial Park was renamed Hoa Phu Industrial Park according to the Prime Minister's Official Dispatch No. 1530/TTg-KTN. After that, Hoa Phu Industrial Park was officially established under Decision No. 1437/QD-UBND dated September 09, 2016 of the People's Committee of Bắc Giang province. The Hoa Phu Industrial Park project has an operating term of 50 years (2016-2066). On May 27, 2022, Hoa Phu Industrial Park was approved for investment policy to expand phase 1 with a scale of 85 ha according to Decision No. 646/QD-TTg. At the same time, according to the planning of Bắc Giang province for the period 2021-2030, with a vision to 2050, Hoa Phu Industrial Park will continue to be expanded in phase 2 with a scale of 225 ha. Thus, the total area of Hoa Phu Industrial Park including both expansion phases is 515 ha.

Regarding nature, Hoa Phu Industrial Park is oriented as a concentrated, multi-industry industrial park, including mechanical assembly industries; electronics manufacturing; production of technology products and friendly industries that cause little environmental pollution.
Regarding regional connectivity, Hoa Phu Industrial Park is bordered to the East by provincial road 295, to the West by Ring Road 4 (Hanoi) and:
- 44 km from Hanoi city center; 24 km from Noi Bai International Airport
- 34 km from Bắc Giang city
- 150 km from Huu Nghi border gate (Lang Son)
- 116 km from Hai Phong port II. HOA PHU INDUSTRIAL PARK INFRASTRUCTURE SYSTEM
Traffic road system: the main axis of the industrial park has a width of 30m-60m, of which the road surface width is 15m-24m; branch roads in the industrial park have a width of 20.5m, of which the roadbed width is 10.5m. Traffic routes in the industrial park are arranged with sidewalks combined with greenery 5m wide on each side
Power supply system: Hoa Phu Industrial Park is invested in building a 110kV/22kV substation in the area with a capacity of 63 MVA sourced from a 110KV construction line from Danh Thang commune. 22KV power lines are routed above ground through a system of concrete columns, connected to each land plot in the industrial park.
Water supply system: water for production at Hoa Phu Industrial Park is supplied through the industrial park's clean water plant with a treatment and supply capacity of 7,500 m3/day and night from groundwater exploited on the spot. In the first phase, the clean water plant has a capacity of 4,000 m3/day and night.
III. LAND LEASE COSTS AND INVESTMENT INCENTIVES AT HOA PHU IP
Infrastructure rental price: 140 USD/m2/entire remaining lease term. The rental unit price may vary depending on the location and area of the leased land
Infrastructure maintenance and management fee: VND 11,750/m2/year
Electricity supply price: applied according to EVN's electricity supply price list at each time
Water supply price: VND 11,000/m3, the unit price may change depending on the decision of the People's Committee of Bắc Giang province
Wastewater treatment fee: VND 9,900/m3, calculated on a volume of 80% of the amount of clean water used

Investment incentives at Hoa Phu Industrial Park
Corporate income tax incentives: 100% exemption from CIT for the first 02 years and 50% reduction of CIT for the next 04 years for new investment projects in the industrial park.
Import tax incentives: Exemption from import tax for goods on the list of tax incentives imported to create fixed assets for the project
IV. CURRENT STATUS OF INVESTMENT ATTRACTION AT HOA PHU IP
Currently, Hoa Phu Industrial Park phase 1 has filled 100% of the industrial park area with typical projects such as the plastic product manufacturing project of Risesun New Material Co., Ltd.; The project to produce non-ferrous metals and precious metals of Bedra Vietnam Alloy Materials Co., Ltd.; Plastic product manufacturing project of Bromake Vietnam Co., Ltd... Currently, the investor, Phu My Group, is constructing the Hoa Phu Industrial Park expansion phase 1, and at the same time applying for investment approval for Hoa Phu Industrial Park expansion phase 2.
