I. LEGAL INFORMATION AND LOCATION OF DINH TRAM INDUSTRIAL PARK

Dinh Tram Industrial Park was established in 2003 and is the earliest established industrial park in Bac Giang province. The industrial park's detailed plan was approved in Decision No. 1384/QĐ-BXD dated August 31, 2004 by the Ministry of Construction with an initial planned area of 93.49 ha.
On May 12, 2010, in Official Dispatch No. 759/TTg-KTN on the project to adjust and supplement the planning of industrial parks in Bac Giang province, the Prime Minister agreed to merge Dong Vang auto industrial cluster with an area of 38 ha into Dinh Tram industrial park. Since then, Bac Giang province has also issued Decision No. 1253/QĐ-UBND dated September 9, 2011 on this merger, according to which the area of Dinh Tram Industrial Park after the merger is 127.351 ha.

On October 15, 2015, in Official Dispatch No. 1830/TTg-KTN, the Prime Minister agreed to adjust the planned area of Dinh Tram Industrial Park from 158 ha to 127 ha (a decrease of 31 ha) to suit the actual situation and feasibility of the project. After that, Dinh Tram Industrial Park continued to have its detailed construction plan adjusted at a ratio of 1/2000 in Documents and Decisions No. 364/KCN-QHMT dated June 2, 2016 of the Management Board of Industrial Parks of Bac Giang province; Decision 1089/QĐ-UBND dated July 13, 2016; Decision No. 640/QĐ-UBND dated September 28, 2017; Decision No. 942/QĐ-UBND dated October 16, 2020 of the People's Committee of Bac Giang province.
Currently, Dinh Tram Industrial Park has a planned area after adjustment of 92.57 ha, of which the area of industrial land for lease is 69.08 ha, accounting for 74.63%. The project has an investor which is Bac Giang Industrial Park Infrastructure Development Joint Stock Company.

II. INFRASTRUCTURE SYSTEM OF DINH TRAM INDUSTRIAL PARK

Power supply system: the production power source for Dinh Tram Industrial Park is taken from the 110kV/22kV Song Khe - Noi Hoang transformer station managed by Bac Giang power company. 22kV power lines are connected to each land plot in the industrial park.
Water supply system: clean water for production at Dinh Tram Industrial Park is taken from the Bac Giang clean water plant through a water supply pipeline system to the factory fence.
Wastewater treatment system: all wastewater at Dinh Tram Industrial Park is collected and treated at a centralized wastewater treatment system with a capacity of 2,000 m3/day and night before being discharged into the environment.
Internal traffic system: branch roads in Dinh Tram Industrial Park are built synchronously in a grid pattern and directly connected to National Highway 37, making traffic in and out of the industrial park extremely convenient.
Other infrastructure utilities: Dinh Tram Industrial Park is also fully completed with infrastructure utilities such as lighting system, wastewater drainage system, telecommunications system, fire protection, green trees and landscapes...

III. LAND LEASE COSTS AND INVESTMENT INCENTIVES AT DINH TRAM INDUSTRIAL PARK

Infrastructure usage fee: 0.5 USD/m2/year (remaining term until 2053). The unit price may be changed depending on the time
Infrastructure management and maintenance fee: 9,298 VND/m2/year (equivalent to 0.4 USD/m2/year)
Annual land rental: applied according to the land lease price list of Bac Giang province
