Sông Công Industrial Park I - Thái Nguyên Province

I. LEGAL INFORMATION AND LOCATION OF SONG CONG I INDUSTRIAL PARK

Sông Công I Industrial Park (also known as Sông Công 1 Industrial Park) is the first industrial park of Thái Nguyên province, established on September 1, 1999, according to Decision No. 181/1999/QD-TTg of the Prime Minister with a planned area at the time of establishment of 320 ha, of which phase I is 69.37 and the project's operating term is 50 years (From 1999 - 2049).
The investment project to build Sông Công I IZ was assigned to Traffic Works Company I - Thái Nguyên Province as the investor with a phase 1 investment of more than 76.9 billion VND and an implementation period of 5 years from 1999 to 2004. The project was later changed to a new investor, the Industrial Park Infrastructure Development Company of Thái Nguyên province - under the Management Board of Industrial Parks of Thái Nguyên province (now Thái Nguyên Province Industrial Park Infrastructure Development Joint Stock Company) according to Decision No. 985/QD-TTg dated September 16, 2004 of the Prime Minister. The project implementation location is Sông Công Town, Thái Nguyên province (now Sông Công City).

On October 8, 2009, Sông Công I Industrial Park was approved by the Prime Minister to adjust the planned area from 320 ha to 220 ha according to Official Dispatch No. 1854/TTg-KTN. After that, the Industrial Park continued to have its planned area adjusted from 220 ha to 195 ha (a decrease of 25 ha) according to Official Dispatch No. 886/TTg-KTN dated June 12, 2014 of the Prime Minister. Currently, Sông Công I Industrial Park has been approved by Thái Nguyên province for detailed planning with two sub-zones: Zone A (area of 4.9ha) and Zone B (114.9 ha).

Regarding characteristics, Sông Công I Industrial Park is a concentrated, multi-industry industrial park, which focuses on attracting investment projects in the fields of Electricity and electronics production; Automobile manufacturing and assembly; Software industry; Mechanical engineering, metallurgy.

- 3 km from the center of Sông Công city, 13 km from Thái Nguyên city
- 67.5 km from Hanoi city center; 53 km from Bac Ninh city center
- 41 km from Noi Bai International Airport
- 168 km from Hai Phong International Seaport

II. INFRASTRUCTURE SYSTEM OF SONG CONG 1 INDUSTRIAL PARK

Power supply system: the power source for production at Sông Công I IZ is taken from the national power grid managed by Sông Công Electricity through a 110/22kV transformer station connected to each land plot in the industrial park.

Water supply system: clean water for Sông Công I Industrial Park is taken from the Sông Công clean water plant with a supply capacity of 20,000 m3/day and night, ensuring production activities.

Wastewater treatment system: All wastewater at Sông Công I Industrial Park will be collected and treated at a centralized wastewater treatment system with a treatment capacity of 2,000 m3/day and night in phase 1. The wastewater will be treated to meet standard B before being discharged into the environment.

Internal traffic road system: the main axis of the industrial park has a road boundary of 42 m (October Revolution Road), in which the road surface width is 22 m; The branch roads in the industrial park have a road boundary of 22.5 m, in which the road width is 11 m. The main axis of the IZ directly connects to National Highway 3, helping Sông Công I IZ have extremely convenient traffic connections.

III. CURRENT STATUS OF INVESTMENT ATTRACTION AT SONG CONG I INDUSTRIAL PARK

After more than 22 years of formation and development, up to now, Sông Công I Industrial Park has been leased nearly 120 hectares of land by Thái Nguyên province, of which only about 90 hectares have been deployed out of a total of 195 hectares that have been planned. The reason is that slow compensation for site clearance has led to increasingly high site clearance costs and the population in the planned area has become crowded, making compensation for site clearance of the remaining 105 hectares extremely difficult, especially for about 54 hectares of densely populated areas.
For the construction area that has been deployed, Sông Công I Industrial Park has leased out the entire area with more than 40 projects of investors from Korea, China and Vietnam such as the communication equipment repair project of SR Tech Co., Ltd. (Korea); Mechanical processing and metal coating project of SN Vina Co., Ltd. (Korea); Garment project of TNG Investment and Trading Company (Vietnam); Metal forging, pressing, stamping project of Forging Joint Stock Company (Vietnam)....

For the areas that have not been deployed, Thái Nguyên province is continuing to seek opinions from relevant departments and agencies along with people's opinions to continue to adjust the planning area, remove from the planning the areas that are difficult to implement site clearance, and supplement and replace them with land funds that are easier to implement.
