I. LEGAL INFORMATION AND LOCATION OF SONG HAU INDUSTRIAL PARK

Sông Hậu Industrial Park was approved by the Prime Minister to be added to the planning of industrial parks in Vietnam according to Decision No. 1107/QD-TTg dated August 21, 2006 with a planned area of 60 ha. On October 13, 2008, the Management Board of Industrial Parks of Dong Thap province issued Investment Certificate No. 51221000039 to DOCIMEXCO Joint Stock Company (formerly Dong Thap General Import-Export Trading Company - State Capital) as the investor. Sông Hậu Industrial Park was officially established under Decision 252/QD-UBND.HC dated March 10, 2009 of the People's Committee of Dong Thap province with an established area of 66.336 ha (in which the industrial park area is 63.3 ha), with a total investment of 132.587 billion VND, and an operation term of 50 years.

Regarding the nature, Sông Hậu Industrial Park is oriented to attract investment projects in the fields of processing agricultural and aquatic products for export; processing aquatic feed, livestock, and poultry; processing canned food; mechanical engineering for agriculture; building materials; processing food; pharmaceuticals; garments and other industries.
Regarding the regional linkage location, Sông Hậu IP is bordered to the Southwest by Sông Hậu, to the Northeast by residential area and National Highway 54, and to the Southeast by Rach Cai Son canal, and:
- 12 km from the center of Lai Vung town; 20 km from Sa Dec city
- 48 km from Can Tho city; 42 km from Can Tho International Airport; 52 km from Cai Cui port
- 157 km from Ho Chi Minh City; 160 km from Tan Son Nhat International Airport;
- 160 km from Hiep Phuoc port; 165 km from Cat Lai port

II. INFRASTRUCTURE SYSTEM OF SONG HAU INDUSTRIAL PARK

Internal traffic system: the main axis of Sông Hậu IP is 17 m wide, the branch roads are 7m-9m wide. All traffic routes are paved with asphalt concrete to ensure H30 load vehicles, and sidewalks with trees are arranged on both sides.
Power supply system: the water source for production at Sông Hậu IP is taken from the national grid from the 110/22KVA transformer station running along National Highway 54.

Water supply system: manufacturing enterprises in the industrial park are supplied with water from the Lai Vung district water supply station under the management of Dong Thap Province Water Supply Company in combination with the use of groundwater from local exploitation sources.

Wastewater treatment system: The IP is invested in the construction of a centralized wastewater treatment system with a capacity of about 300 m3/day and night.

Other infrastructure utilities: Telecommunications system; Lighting system; Green landscape construction system; Solid waste collection and treatment system; Internal security system

III. LAND RENTAL COSTS AND INVESTMENT INCENTIVES AT SONG HAU IP

Land and infrastructure rental price: 35 USD/m2/the entire remaining lease term (until 2054). The rental price includes VAT

Infrastructure management and maintenance fee: 0.3 USD/m2/year

Electricity price: applied according to EVN's electricity price list at each time.

Water price: from 6,500 VND - 7,500 VND/m3 depending on the water source exploited

Wastewater treatment fee: depends on the quality of the incoming wastewater.

Investment incentives at Sông Hậu Industrial Park - Dong Thap

Regarding Corporate Income Tax: Apply a preferential tax rate of 17% for the first 10 years. At the same time, 100% corporate income tax is exempted for the first 02 years and 50% of the payable tax is reduced for the next 04 years for new investment projects.
Regarding import tax: import tax is exempted for goods imported to create fixed assets for enterprises.
