4. Land rental and management fees in the industrial park

Ⅰ. Operating time: 50 years

Ⅱ. Minimum land rental area: 5,000 m2

Infrastructure usage fee payment schedule:

Phase 1: Upon signing the land lease agreement: 10% (deposit)
Phase 2: When the investor is granted an investment certificate: 30%
Phase 3: Upon signing the land lease contract: 30%
Phase 4: Upon land handover: 30%

Ⅲ. Price list:

Infrastructure usage fee: $38 – 45/ m2/ 50 years (excluding value added tax)
For Investors leasing large areas: price is negotiable.

The power source in the Industrial Park is taken from the national 110
KV grid with a 2x63MVA substation in the Industrial Park.
Electricity price is calculated according to EVN's listed price
Off-peak hours: 1,100 VND = 0.05 USD
Normal hours: 1,685 VND = 0.08 USD
Peak hours: 3,076 VND = 0.13 USD

Wastewater treatment plant

Domestic wastewater from factories, after being pre-treated to remove all toxic chemicals exceeding type B standards (TCVN 5945-2005), is led to the Industrial Park's wastewater treatment plant, capacity 30,000 m3/day (phase 1) to treat it to type A wastewater standards before discharging it into the Nha Le canal.
Wastewater treatment cost: 0.25 – 0.85 USD/m3 (depending on wastewater quality)
(Wastewater volume is calculated as 80% of water consumption, and complies with type B wastewater regulations of MONRE)
Wastewater treatment costs are paid monthly

Contact information

The industrial park is equipped with an underground telecommunications cable system providing to the fence of the factory and enterprise. Through the connection system between the information and communication center of the industrial park and the Hoàng Mai Central Post Office, all communication needs are guaranteed and able to provide all necessary services such as private switchboard, international telephone, remote conferencing, private leased channel, high-speed internet, email, etc…
Fire protection system: The industrial park is equipped with a warning, fire protection and fighting system that strictly complies with national regulations. Fire hydrants are installed at key traffic points within the area and at every factory to ensure effective protection of the entire area from fire and explosion incidents.

IV. LABOR FORCE

Nghệ An province has a population of more than 3.2 million people, ranking fourth in the country, of which the labor force is 1.95 million people, accounting for 65% of the province's population, of which the literacy rate (15 years and older) accounts for 95% of the province's population.
