I. LEGAL INFORMATION AND LOCATION OF SON LOI INDUSTRIAL PARK
Son Loi Industrial Park was approved by the Prime Minister for inclusion in Viet Nam's industrial park plan under Official Dispatch No. 1051/TTg-KTN dated July 04, 2008, with a planned area of 300 hectares.
Son Loi Industrial Park was approved for an adjustment to its 1/2000-scale detailed planning under Decision No. 1807/QĐ-UBND dated July 09, 2015, and for a 1/500-scale construction detailed plan under Decision No. 1632/QĐ-UBND dated June 24, 2021, by the Vinh Phuc provincial People's Committee. After the adjustments and approvals, Son Loi Industrial Park has a total planned area of 276.47 hectares, including 257.3504 hectares of industrial land and 19.1196 hectares outside the industrial park (comprising green spaces, water bodies, and the Ba Hanh river corridor). The park is located within Son Loi and Tam Hop communes, as well as Ba Hien and Huong Canh towns in Binh Xuyen district, Vinh Phuc. The total industrial land available for lease in Son Loi Industrial Park is 186.9851 hectares.
On June 30, 2015, the Management Board of Vinh Phuc Industrial Parks issued Investment Registration Certificate No. 19221000091 to An Thinh Vinh Phuc Construction Investment Co., Ltd. for the investment, construction, and operation of infrastructure in Son Loi Industrial Park. The industrial park was officially established under Decision No. 1679/QĐ-UBND dated June 29, 2021, issued by Vinh Phuc provincial People's Committee. The project has a total investment capital of over 1.864 trillion VND and an operational duration of 50 years.

The park primarily attracts industries such as mechanical engineering, equipment and spare parts manufacturing for agricultural mechanization, machinery manufacturing, electrical and electronic components, rubber, cosmetics, chemicals, packaging production, and sports equipment manufacturing.

II. INFRASTRUCTURE AT SON LOI INDUSTRIALL PARK
Power supply system: the power supply for production at Son Loi Industrial Park is sourced from the 110kV/22kV Vinh Yen 2 substation, with a capacity of 2×63 MVA, through 22kV power lines running along Provincial Road DT 310B. In the future, the industrial park plans to construct its own 110/22kV Son Loi substation with a capacity of 63 MVA, with overhead transmission lines connecting to each land plot within the park.
Water supply system: in the short term, the water supply for production at Son Loi Industrial Park is sourced from the Ba Hien water plant and the Phuc Yen water plant. In the long term, the water supply will be replaced by the Phuc Binh water plant, which has a capacity of 150,000 m3/day.
Wastewater treatment system: all industrial wastewater at Son Loi Industrial Park is collected and treated at the centralized wastewater treatment plant, with a phase 1 capacity of 6,000 m3/day, meeting Standard A before being discharged into the environment.
Internal road system: Son Loi Industrial Park's northern boundary is adjacent to Nguyen Tat Thanh Road, an extension from Phuc Yen city, and directly connects to internal industrial park roads, ensuring smooth transportation. Internal roads have cross-sectional widths ranging from 21.0m to 24m, with a 12m-wide roadway. The main axis of the industrial park is DT 310B Road, which runs through the park, featuring a 50m width with green landscaping on both sides and a modern architectural landscape.
Other infrastructure facilities: Son Loi Industrial Park is also equipped with various technical infrastructure facilities, including a lighting system, landscaped green spaces, a telecommunications system, a fire protection water supply system, a solid waste collection system, and a stormwater drainage system that operates independently from the wastewater treatment system. The site's elevation ranges from +9.0m to +10.6m.
III. STATUS QUO OF ATTRACTING INVESTMENT AT SON LOI INDUSTRIAL PARK
Son Loi Industrial Park is currently undergoing land compensation and site clearance by the investor. Once operational, it is expected to contribute a significant land supply to the industrial real estate market in Vinh Phuc, offering a strategically connected location and modern infrastructure.
