Thuận Thành III Industrial Park - Phân khu A - Bắc Ninh

I. LEGAL INFORMATION AND LOCATION OF THUAN THANH III INDUSTRIAL PARK - SUB-AREA A

Thuận Thành III Industrial Park was approved by the Prime Minister to be added to the planning for the development of industrial parks in Vietnam in document No. 1546/TTg-KTN dated September 18, 2008, with an initial planned area of 300 hectares, which was subsequently adjusted to increase the planned area twice in 2014 and 2020. Currently, the industrial park has a total planned area approved by the Prime Minister of 536.23 hectares (according to Official Dispatch No. 1402/TTg-CN dated October 15, 2020).
In 2010, the People's Committee of Bắc Ninh province established Thuận Thành III Industrial Park on a total area of 320 hectares, including 02 sub-areas A and B, fully named Thuận Thành III Industrial Park - Module 1 (Phân khu A) with an area of 140 hectares and Thuận Thành III Industrial Park - Sub-area B with an area of 180 hectares. Subsequently, in 2022, the area of Thuận Thành III Industrial Park - Sub-area B was adjusted to increase from 180 hectares to 300.04 hectares in Decision No. 178/QD-UBND of the People's Committee of Bắc Ninh province, increasing the total established area of Thuận Thành III Industrial Park to 440.04 hectares (out of a total area of 536.23 hectares approved by the Prime Minister).

II. INFRASTRUCTURE SYSTEM OF THUAN THANH 3 INDUSTRIAL PARK - AREA A

Internal traffic system: internal traffic roads in the industrial park have cross-sectional widths from 36m-75m (main axis) and from 20m-26m (internal branch roads). All roads are arranged with sidewalks and green trees on both sides combined with a lighting system. The main axis of the industrial park connects directly to National Highway 17.
Power supply system: the power source for production is taken from the 110kV power grid in the area through a transformer station built within the industrial park and runs underground to each land plot in the industrial park through a technical cable trench system.
Water supply system: The industrial park invests in building a treatment plant and supplying clean water with a capacity of 14,000 m3/day and night from the surface water source of the Duong River to serve the production water demand in the industrial park.
Wastewater treatment system: Wastewater from factories in the industrial park must be treated to at least meet column C standards according to Vietnam's environmental technical standards before being discharged into the industrial park's wastewater collection and treatment system. The wastewater is then further treated to column A standards before being discharged into the environment. The wastewater treatment system of the industrial park has a capacity of about 9,000 m3/day and night.
Other infrastructure utilities: A fire hydrant system is arranged along the roads in the industrial park; The rainwater drainage system is arranged independently of the wastewater collection and treatment system and is designed according to the principle of gravity flow and then discharge through the Dai Dong Thanh pumping station system; Information and communication system; Lighting system; Green landscape system.

III. LAND RENTAL COSTS AND INVESTMENT INCENTIVES AT THUAN THANH 3 INDUSTRIAL PARK - SUB-AREA A

Infrastructure rental price: 100 USD/m2/entire remaining lease term
Infrastructure management and maintenance fee: 0.5 USD/m2/year
Annual land rental: applied according to the decision of the People's Committee of Bắc Ninh province at each time.
Electricity price: applied according to EVN's electricity price list (reference price from 1,555 VND-2,871 VND/kWh)
Water price: 13,300 VND/m3, calculated on the actual amount of water used
