I. LEGAL INFORMATION AND LOCATION OF YEN PHONG II-A INDUSTRIAL PARK
Yên Phong II-A Industrial Park is located in the overall planning of Yên Phong II Industrial, Urban and Service Area, which was approved by the Prime Minister in 2007. On February 19, 2021, the Investment Project to build and trade infrastructure of Yên Phong II-A Industrial Park was approved for investment policy according to Decision 220/QD-TTg, accordingly, the IZ has a planning area of 151.27 ha located on the administrative boundaries of Tam Giang and Hòa Tiến communes, Yên Phong district, Bắc Ninh province.
The project has an investor, Western Pacific Infrastructure Joint Stock Company, with an investment capital of over VND 1,830 billion and an operation term of 50 years.
On November 11, 2021, Yên Phong II-A IP was approved by Bắc Ninh province for the construction zoning plan at a scale of 1/2000. According to the approved plan, Yên Phong II-A IP is considered a clean and environmentally friendly industrial park, prioritizing the electronics, telecommunications, food, supporting industry, new materials, and manufacturing industries. The entire IP has an industrial land area for lease of 83.19 ha (accounting for 55%).
Regarding regional connection, Yên Phong II-A IP is located right next to the intersection between the Hanoi - Thai Nguyen highway and the Ha Long - Noi Bai highway, facilitating convenient connections to major economic and administrative centers, specifically:
- 23 km from the center of Bắc Ninh city
- 30 km from the center of Hanoi city
- 16 km from Noi Bai International Airport
- 155 km from Lach Huyen International Port
- 10 km from Samsung Bắc Ninh factory

II. YEN PHONG II-A INDUSTRIAL PARK INFRASTRUCTURE SYSTEM
Power supply system: The power source for production of Yên Phong II-A IP is taken from the 110/35/22KV Yên Phong 8 transformer station with a capacity of 3*63 MVA, which can be replaced by 02 on-site transformer stations with a capacity of 40 MVA. The 22 kV power line is arranged along the traffic routes in the IP and is stepped down to 0.4 KV, ready to be connected to each land plot in the IP.
Water supply system: Yên Phong II-A Industrial Park has invested in the construction of a treatment plant and clean water supply from the Cau river surface water source with a water supply capacity of 7,000 m3/day and night, ensuring to serve the clean water needs for production in the industrial park.
Wastewater treatment system: The entire amount of wastewater generated from production activities in the industrial park will be treated through a centralized wastewater treatment system with a capacity of 5,000 m3/day and night, capable of treating wastewater to meet column A according to Vietnamese environmental technical standards.
Internal traffic system: The traffic system of Yên Phong 2A Industrial Park is arranged in a grid pattern. In which, the main axis of the industrial park has a cross-sectional width of 87.5 m, the branch roads in the industrial park have a width from 20.5 m - 42 m, the road surface width is from 10 m - 10.5 m on each side. The road system is designed and built to ensure good service for both the volume and load of goods of the projects operating in the industrial park.
Fire protection system: The fire protection water pipe system is designed with a service radius of 150 m at every point in the industrial park
Information and communication system: A switchboard with more than 6,800 contact numbers is invested in construction and connected along the internal traffic routes through a technical box system, ready to connect to each land plot according to the investor's request
III. LAND LEASE COSTS AND INVESTMENT INCENTIVES AT YEN PHONG IIA IP
Infrastructure usage fee: 170 USD/m2/the entire lease term. May vary depending on the location of the leased land
Management fee: depends on the leased land and each period
Annual land rent: Applied according to the Decision of the Bắc Ninh Provincial People's Committee at each time
Electricity price: Applied according to EVN's electricity price list at each time (current reference price from 1,555 VND - 2,781 VND/kWh)
Water price: 11,600 VND/m3, the unit price may change according to the decision of the People's Committee at each time
Wastewater treatment fee: Depends on the amount of influent wastewater

Investment incentives at Yên Phong II-A IP
Regarding CIT: Apply a corporate income tax rate of 20%. In which, corporate income tax is exempted for the first 02 years, and 50% of the tax is reduced for the next 04 years. The time to start calculating tax incentives is from the time the project begins to generate taxable income or from the fourth year of operation of the project, whichever comes first.
IV. CURRENT STATUS OF INVESTMENT IN YEN PHONG II-A IP
Currently, Yên Phong 2A Industrial Park is being urgently built by the investor for infrastructure items and is expected to officially go into operation from the end of Q1/2023. However, with its prime location, the IP has attracted the attention of many domestic and international investors.
