I. LEGAL INFORMATION AND LOCATION OF Sạch INDUSTRIAL PARK
On July 6, 2021, the Project to invest in construction and business of technical infrastructure of Sạch Industrial Park was approved for investment policy by the Prime Minister in Decision No. 1070/QD-TTg. According to the approved investment policy, the project is invested by a joint venture of 05 investors (04 Korean investors, 01 Vietnamese investor), in which the two largest investors are the Korea Land and Housing Corporation (LH) and TDH Ecoland Urban Investment and Development Joint Stock Company, the economic organization implementing the project is VTK Hưng Yên Industrial Park Investment and Development Co., Ltd. The project has an operating term of 50 years (2021-2071) and is invested with a total registered investment capital of VND 1,788.59 billion (equivalent to USD 76.912 million), of which the contributed capital of investors is VND 357.718 billion (equivalent to USD 15.382 million).
On October 18, 2021, the Sạch industrial park project was approved by the People's Committee of Hưng Yên province for a detailed construction plan with a scale of 1/500 in Decision No. 2391/QD-UBND. According to the approved planning content, the industrial park is bordered to the North by provincial road DT.384 and the project of petrol stations and rest stops; to the South by Industrial Park No. 5; to the East by district road DH.41 and to the West by the road connecting the two highways Hanoi - Hai Phong and Cau Gie - Ninh Binh. The approved area for detailed planning of the project is 143.0843 ha, of which the area of industrial land and warehouses for lease is 100.18 ha (accounting for 70.01%) with a maximum allowable construction density of 70% and a maximum of 5 floors.


Regarding regional connectivity, Sạch Industrial Park in Hưng Yên province is conveniently connected to surrounding areas thanks to its proximity to major roads such as DT.384 and the route connecting the two highways Hanoi - Hai Phong, Cau Gie - Ninh Binh with connection distances:
- 38 km from the center of Hanoi city, 22 km from Hưng Yên city
- 58 km from Noi Bai International Airport (1 hour drive)
- 03 km from the Hanoi - Hai Phong highway intersection, 13 km from the old National Highway 5
- Located near other industrial parks in the planning of Ly Thuong Kiet urban service industrial park and near other large industrial parks of Hưng Yên province such as Yen My 1 Industrial Park, Yen My 2 Industrial Park, Thang Long II Industrial Park, Pho Noi Garment Industrial Park


II. INFRASTRUCTURE SYSTEM OF Sạch INDUSTRIAL PARK
Power supply system: the electricity source for production at the industrial park is taken from the Ly Thuong Kiet 2 transformer station with a capacity of 110kV/22kV-2*63 MVA in the Northeast of the area. The 22kV lines use copper cables, run underground along the traffic routes in the industrial park and are readily connected to each land plot as required by the investor.
Water supply system: Sạch water for production at Sạch Industrial Park is taken from the water plant in the area through a connection point in the West of the industrial park, the water supply capacity for the project reaches 6,300 m3/day and night.
Wastewater treatment system: all production wastewater in the industrial park is collected and treated at the centralized wastewater treatment plant of the industrial park with a maximum treatment capacity of 4,100 m3/day and night until it meets standards before being discharged into the environment through an underground drainage system.
Leveling: the land plots in the industrial park are leveled with an elevation of +3.50m to +3.60m, the average leveling slope is 0.1% in the direction of sloping towards the traffic routes in the industrial park.
Other infrastructure utilities: Solid waste collection system; Rainwater and domestic wastewater drainage systems are arranged independently of the production wastewater drainage system; The lighting system is invested along the traffic routes; Landscape green system; Telecommunications system.
