I. Overview of Mỹ Xuân B1 - Dai Duong Industrial Park

Mỹ Xuân B1 - Dai Duong Industrial Park was approved by the Prime Minister in the General Plan for the development of industrial parks in Vietnam until 2015, with orientation to 2020 in Decision No. 1107/QD-TTg dated August 21, 2006. On December 1, 2006, the Management Board of Bà Rịa Vũng Tàu Industrial Parks issued the first investment certificate for the project to develop and trade infrastructure of Mỹ Xuân B1 - Dai Duong Industrial Park under Investment Registration Certificate No. 49221000009.
On July 18, 2007, the People's Committee of Ba Ria - Vung Tau province issued Decision No. 2441/QD-UBND on land recovery for the purpose of building Mỹ Xuân B1 - Dai Duong Industrial Park. However, it was not until November 10, 2011, that the Industrial Park Investor completed the procedures for planning approval and was approved by the People's Committee of Ba Ria - Vung Tau province for the 1/2000 detailed plan under Decision No. 2602/QD-UBND

Mỹ Xuân B1 Dai Duong Industrial Park has a planned area of 145.7 ha, of which the total area of industrial land for lease is 104.79 ha (including the area of warehouses and existing industrial land) in the area of Mỹ Xuân commune, Tan Thanh district, now Mỹ Xuân Ward, Phu My town, Bà Rịa Vũng Tàu province:

+ 05 km from Thi Vai Port
+ 20 km from Long Thanh Airport, 70 km from Tan Son Nhat Airport
Mỹ Xuân B1 - Dai Duong Industrial Park is planned as a multi-sector industrial park, focusing on attracting industries that do not cause environmental pollution such as light industry, leather shoes, garments, building materials, food, beverages, electronics assembly, refrigeration; Light industry and other industries that do not cause environmental pollution.

II. Infrastructure of Mỹ Xuân B1 - Dai Duong Industrial Park

Power supply system: the production electricity in Mỹ Xuân B1 - Dai Duong Industrial Park is taken from the national grid and from Phu My power plant through 02 transformer stations with a capacity of 110KV/22KV - 40 MVA each and is connected with 22KV power lines to the fence of each factory operating in the Industrial Park

Water supply system: Taken from Phu My water plant, with a water supply capacity of 40,000 m3/day and night

Wastewater treatment system: Mỹ Xuân B1 - Dai Duong Industrial Park has invested in the construction of 02 wastewater treatment stations with a treatment capacity of 1,500 m3/day and night each, capable of receiving wastewater treated to standard column A according to Vietnam's environmental technical standards

Industrial gas supply system: Supplied and managed by CNG Joint Stock Company, connected according to the needs of the land lessees.
Internal traffic road system: adjacent to National Highway 41, designed with 04 lanes, ranging from 15m to 28m wide, sidewalks on each side ranging from 5.5 m to 7.5 m wide

III. Land rental costs at Mỹ Xuân B1 Dai Duong Industrial Park

Infrastructure usage fee: 130 USD/m2/Until the end of December 1, 2056. The infrastructure rental price may vary depending on the rental time and rental area

Management fee: 0.4 USD/m2/year. May be adjusted up annually

Wastewater treatment fee: 0.4 USD/m3 for wastewater treated to column B, 0.35 USD/m3 for wastewater treated to column A

Electricity price: According to the state's electricity price list

Water price: 12,500 VND/m3

IV. Investment attraction status at Mỹ Xuân B1 Dai Duong Industrial Park

Currently, Mỹ Xuân B1 Dai Duong Industrial Park has been filled with a rate of about 45%, however, many projects have not yet been built. Some projects that have been operating in the Industrial Park include Dong Tien steel factory project, Nam Viet Hung Company's glass production factory project, and TOTA quartz stone production project
