I. LEGAL INFORMATION AND LOCATION OF YEN QUANG HOA BINH INDUSTRIAL PARK
On June 17, 2011, Yên Quang Industrial Park was approved by Hòa Bình Provincial People's Committee for detailed construction planning at a scale of 1/500 in Decision No. 1030/QD-UBND and was subsequently adjusted in Decision No. 318/QD-UBND dated February 1, 2018 of Hòa Bình Provincial People's Committee. The project was assigned to An Viet Hòa Bình Joint Stock Company as the investor with a total investment of VND 1,610.01 billion with an operating term of 50 years (2015-2065). Due to years of entanglement with the planning of the Hoa Lac - Hòa Bình city expressway and land allocation, the project was not actually implemented until the end of 2019.
The Yên Quang Industrial Park project has a planning area of 200.11 hectares, including 180.62 hectares of industrial park land (of which the leasable land area is 130.919 hectares) and 19.49 hectares of existing residential area. The industrial park is located in Yên Quang commune, Kỳ Sơn district, Hòa Bình province. The northern and southwestern boundaries of the industrial park are adjacent to the Hoa Lac - Hòa Bình city expressway; the southern boundary is adjacent to the Yên Quang eco-urban area; the eastern boundary is adjacent to the Du hamlet eco-tourism area.

Regarding regional connectivity, Yên Quang Industrial Park has an extremely convenient connection location as it is located at the gateway of both Hanoi city and Hòa Bình city, and at the same time:
- 50 km from the center of Hanoi city, 7 km from the Hoa Lac highway
- 25 km from the center of Hòa Bình city
- 160 km from Hai Phong Port; 70 km from Noi Bai International Airport
- Adjacent to the Hoa Lac - Hòa Bình city expressway
II. INFRASTRUCTURE SYSTEM OF YEN QUANG INDUSTRIAL PARK
Power supply system: power is taken from the 22kV and 35kV power lines in the area running through the industrial park. The 22/35kV lines are laid overhead through a system of concrete poles to each lot in the industrial park, ready for connection according to the needs of investors
Leveling: The ground of the lots in the industrial park is leveled with a slope of 0.36%-3% in the direction of natural drainage with a filling height from 71.35m to 105.98m depending on the location.
Other infrastructure utilities: The rainwater drainage system is arranged independently of the production and domestic wastewater collection system; Greenery and lighting systems are arranged along the traffic routes in the industrial park; Solid waste collection and treatment system; Telecommunications system with 500 subscribers




III. LAND LEASE COSTS AND INVESTMENT INCENTIVES AT YEN QUANG IP
Wastewater treatment fee: 9,000 VND/m3, calculated on 80% of the input clean water used
