I. Overview of Mỹ Xuân B1 Industrial Park - CONAC

Mỹ Xuân B1 Industrial Park, also known as Mỹ Xuân B1 - CONAC Industrial Park, was established on April 14, 1998, according to Decision No. 300/QD-TTg of the Prime Minister, located in the communes of Mỹ Xuân, Hac Dich, Tan Thanh district, Bà Rịa - Vũng Tàu province, now Mỹ Xuân Ward, Phu My Town, Bà Rịa Vũng Tàu Province, with a planned area of 200 hectares and an initial investment of 266 billion VND and an operating term of 50 years from the date of issuance of the Investment Decision.
On November 03, 2006, the Ministry of Construction approved the first planning of Mỹ Xuân B1 Industrial Park in Decision No. 1509/QD-BXD and was adjusted by the People's Committee of Bà Rịa Vũng Tàu province through Documents No. 2284/QD-UBND dated October 27, 2014, Decision No. 3823/QD-UBND dated December 30, 2016; Decision No. 118/QD-UBND dated January 18, 2018. Accordingly, the total area of the Industrial Park approved is 227.14 hectares, of which the area of industrial land for lease is 160.41 hectares.
In April 2020, the Prime Minister approved the reduction of the area of Mỹ Xuân B1 Industrial Park from 227.14 hectares to 211.92 hectares and added it to the planning of the expanded Mỹ Xuân B1 Industrial Park with a scale of 110 hectares.
Regarding the nature: Mỹ Xuân B1 - CONAC Industrial Park is an industrial park attracting diverse investments, including main industries such as: Construction materials; Wood production; Manufacturing, repairing and assembling mechanical industry; Electronic assembly industry; Food and food processing industry; Some other industries do not cause environmental pollution.

II. Infrastructure of Mỹ Xuân B1 Industrial Park

Power supply system: Taken from the National power grid managed by Tan Thanh Electricity, with 22KV power lines readily connected to the fence of each factory in the Industrial Park
Clean water supply system: Clean water is taken from Toc Tien water plant with a capacity of 50,000 m3/day and night
Wastewater treatment system: Mỹ Xuân B1 - CONAC Industrial Park has a centralized wastewater treatment system with a treatment capacity of 4,000 m3/day and night, capable of treating wastewater to standard A according to Vietnamese environmental technical standards.
Internal traffic road system: The main road of the Industrial Park is 15 meters wide, including 4 lanes, the branch roads are 7.5 meters wide, designed with two lanes
Industrial gas supply system: Factories in the Industrial Park that need to use gas will be connected from the Vũng Tàu Low-Pressure Gas Distribution Enterprise
Information and communication system: Guaranteed by the network infrastructure of telecommunications providers such as VNPT, VIETTEL, FPT...

III. Land lease costs and investment incentives at Mỹ Xuân B1 Industrial Park

Infrastructure usage fee: 80 USD/M2/until the end of the lease term
Management fee: 0.45 USD/m2/year
Wastewater treatment fee: 0.4 USD/m3. May vary depending on input wastewater standards
Clean water supply price: 12,500 VND/m3 (According to the price applied by the People's Committee of Bà Rịa - Vũng Tàu province
Electricity price: Applied according to the State's electricity price regulations

Investment incentives at Mỹ Xuân B1-CONAC Industrial Park: A preferential tax rate of 17% is applied for the first 10 years, of which 100% of the tax payable is exempted for the first 02 years and 50% reduction of the tax payable for the next 04 years

Currently, Mỹ Xuân B1 CONAC Industrial Park has leased 100% of the industrial park land area and is in the process of planning the development of the expanded Mỹ Xuân B1 - CONAC Industrial Park.
