Yên Sơn Industrial Park - Bắc Lũng

I. LEGAL INFORMATION AND LOCATION OF YEN SON - BAC LUNG INDUSTRIAL PARK

Yên Sơn - Bắc Lũng Industrial Park was approved by the Prime Minister to be added to the development plan of industrial parks in Bắc Giang province in Official Dispatch No. 216/TTg-CN dated February 23, 2021 with a planned area of approximately 300 ha, belonging to the communes of Yên Sơn and Bắc Lũng, Lục Nam district, Bắc Giang province.

On July 16, 2021, Yên Sơn - Bắc Lũng Industrial Park was approved by the People's Committee of Bắc Giang province for the detailed construction plan with a scale of 1/2000 in Decision No. 712/QD-UBND with a planning area of 309.16 ha, of which the planned land area of the industrial park is 300 ha and 9.16 ha is the construction area of the road from provincial road TL293 to the industrial park. The total area of industrial land (factory construction and logistics land) for rent is 202.36 ha (accounting for 67.45% of the planned area).According to the industrial development plan of Bắc Giang province for the period up to 2030 approved in Decision No. 219/QD-UBND dated February 17, 2022 of the Prime Minister, the Yên Sơn Bắc Lũng industrial - urban - service park is expected to be expanded by an additional 190 ha, bringing the total planned area of the park to 490 ha.

On September 09, 2023, the People's Committee of Bắc Giang province approved the detailed construction planning project with a scale of 1/500 for the Yên Sơn Bắc Lũng industrial park (expansion) in Decision No. 1117/QD-UBND with a planning area of 184.38 ha (of which the industrial land area for lease is 124.18 ha, accounting for 67.36%). The expansion of Yên Sơn - Bắc Lũng IP is oriented to become a multi-sectoral, general industrial park in the direction of high technology, with an area to attract investment from small and medium-sized enterprises, innovative start-ups in the machinery, industrial equipment and metallurgy sectors.

In terms of nature, Yên Sơn - Bắc Lũng IP is a multi-industry, general industrial park, mainly manufacturing and processing electronics, refrigeration, mechanics, high-tech machinery and equipment and producing environmentally friendly consumer goods (excluding projects in the textile, garment and footwear industries...)
Regarding regional connectivity, the industrial park is directly connected to TL293 and close to National Highway 37 and:
- 70 km from the center of Hanoi city
- 20 km from Bac Ninh city
- 76 km from Noi Bai International Airport
- 83 km from Hai Phong port
- 90 km from Cai Lan port
- 266 km from Mong Cai border gate

II. INFRASTRUCTURE SYSTEM OF YEN SON - BAC LUNG IP

Power supply system: the power source for production for Yên Sơn - Bắc Lũng industrial park is currently taken from the 110kV Lục Nam temporary substation. In the future, the power supply will be replaced from the 110kV Bắc Lũng temporary power source with a capacity of 2x63 MVA and can continue to be supplemented by the 110kV Bắc Lũng 2 substation with a capacity of 2x63 MVA and the 110kV Yên Sơn substation with a capacity of 2x63 MVA. In addition, according to the plan, the industrial park is expected to be supplemented with a power supply from the development of rooftop solar power with an expected capacity of about 37 MVA. Thus, the power supply for the IP can be completely guaranteed even in the event of increased electricity demand.

Water supply system: Yên Sơn Industrial Park is planned to build a clean water treatment and supply plant serving exclusively for the project and the expansion phase with a two-stage design capacity of 24,600 m3/day and night serving production, living and fire fighting activities.

Wastewater treatment system: All wastewater at Yên Sơn Bắc Lũng IP is treated locally at the factory before being treated at the IP's centralized wastewater treatment station to Type A before being discharged into the environment. The wastewater treatment capacity of the industrial park and the expansion area is 10,000 m3/day and night and 5,600 m3/day and night, respectively.

Internal and external traffic road system: Regarding external connections, Yên Sơn - Bắc Lũng IP has roads connecting to TL293 in the Northeast - Southwest direction and connecting to the beltway 5 in the Southwest - Northeast direction, and is expected to build an overpass over the railway to connect with National Highway 37. Regarding the internal area, the main axis of the IP has a width of 51 m, of which the road surface width is from 20m - 30m; branch roads in the IP have a width of 24m-27m, of which the road surface width is 15 m with green trees and sidewalks on both sides.

Other infrastructure utilities: Yên Sơn - Bắc Lũng IP has a rainwater drainage system built independently from the wastewater drainage system; The leveling height of the IP is from +5.2m to +5.56m; The IP has a parking lot with an area of 7.76 ha along with a system of green trees, landscapes, lighting, telecommunications, and fire prevention and fighting along the traffic routes in the IP.

III. CURRENT STATUS OF INVESTMENT ATTRACTION OF YEN SON - BAC LUNG INDUSTRIAL PARK

Currently, Yên Sơn - Bắc Lũng Industrial Park is being actively completed by Bắc Giang province and related agencies to approve the investment policy and has not been built. Information related to the progress of Yên Sơn - Bắc Lũng IP will be continuously updated by us in the near future.
