THANH THANH CONG INDUSTRIAL PARK - TAY NINH

I. GENERAL INFORMATION ABOUT THE INDUSTRIAL PARK

Thanh Thanh Cong Industrial Park was established on September 10, 2009 in An Hòa Commune, Trảng Bàng District, Tây Ninh, formerly known as Bourbon An Hoa Industrial Park, which was approved in principle by the Prime Minister in Official Dispatch No. 595/TTg-KTN dated April 23, 2008 regarding the adjustment and supplementation of industrial parks in Tây Ninh Province into the development plan of industrial parks in Vietnam; Currently, the Industrial Park is planned synchronously and modernly, aiming to become a model urban, service, and industrial area of the province.
The investor of the industrial park is Thành Thành Công Industrial Park Joint Stock Company. With an approved project land use scale of 1,020 hectares, industrial land area reaches 760 hectares, accounting for 75% of the industrial park area, and in addition, the land for the port area is 184 hectares, and the residential area is 76 hectares. The project's operating term is 50 years, until 2059.

Thành Thành Công Industrial Park in Tây Ninh Province is located in the most prime location in An Hòa Commune, Trảng Bàng District, Tây Ninh Province and the Ho Chi Minh Road passes through the project, adjacent to the Vam Co Dong River, so it is possible to use barges with a load of about 2000 tons to transport goods to the Mekong Delta area.
Tây Ninh Province is considered one of the important international gateways between Vietnam and Cambodia, Thailand, etc. At the same time, the province has an important position in the exchange of goods between the key economic provinces in the South and the provinces in the Mekong Delta region. In addition, Tây Ninh Province also has the Trans-Asia Highway passing through with a length of nearly 28 km, connecting Ho Chi Minh City with Cambodia through the Moc Bai border gate, so this is a huge advantage for industrial parks in Tây Ninh Province in general and Thành Thành Công Industrial Park in particular.

Current Status

Currently, Thành Thành Công Industrial Park has been put into operation, with its potential advantages and the preferential policies of the Tây Ninh provincial government, Thành Thành Công Industrial Park has achieved many successes in attracting domestic and foreign investment.As of March 2021, Thành Thành Công Industrial Park has attracted 82 registered investment projects, including 69 FDI projects and 13 domestic projects.The occupancy rate reaches about 70%, expected to reach 100% in 2022, when the land fund for attracting investment will no longer be available. Therefore, the Industrial Park Management Board, the Investor, and the Tây Ninh provincial government are actively expanding the planning of Thành Thành Công IP to meet the development requirements of the locality, the region, and the nation in order to welcome the new investment wave in the post-Covid-19 era, which is in line with the Government's current policy. Information about the expansion of Thành Thành Công IP will be updated by Kland in the near future.
Thành Thành Công Industrial Park Joint Stock Company has implemented the construction and put into use the centralized wastewater treatment plant in accordance with the law on environmental protection, including technical infrastructure items such as: rainwater drainage system, wastewater drainage system, transportation system, water supply system, wastewater treatment... These items have been basically completed by the investor, meeting the needs of investors to operate.

Thành Thành Công Residential Area with an area of 75.44 ha. The residential area is divided into 2 construction phases.
Phase 1: 41.96 ha has been built and completed infrastructure. The resettlement plan for 1,187 lots for households in the project has been completed to build Vam Trang Elementary School and An Hòa Secondary School - Facility 2.
Phase 2: 33.48ha has been completely leveled. The resettlement plan for 1187 lots for households in the project has been completed for people to build houses and stabilize their lives.
In addition, social facilities such as security, fire prevention, hospitals, schools, shopping areas, and people's markets serving the industrial park's staff and workers are also convenient to move around.

III. INVESTMENT COSTS AND INVESTMENT INCENTIVES

Investment costs

Land rental price: 85 USD/m2/rental term (50 years)

Rental period: until September 2059

Management fee: 0.25 USD/m2/year (price does not include VAT)

Electricity price: According to the price list of Tây Ninh Electricity Company at the time of use. Implementing Circular 16/2014/TT-BCT dated May 29, 2014 of the Ministry of Industry and Trade stipulating the implementation of electricity selling prices.

Water price: According to the water price announcement of the water supply unit at the time of use.

Investment incentives:

General incentives: Free for 02 years, 50% reduction in the next 04 years (applicable tax rate 20%)

Incentives for high-tech and supporting industry enterprises: Preferential tax rate of 10% for 15 years, free for 04 years, 50% reduction for the next 09 years.

Import tax: Exemption from import tax on goods that create fixed assets for the project (Equipment, machinery; Specialized transport vehicles in the technology chain and vehicles for transporting workers; Components, details, separate parts, spare parts, jigs, molds, accessories accompanying equipment, machinery, specialized transport vehicles; Raw materials, supplies used to manufacture equipment, machinery in the technology chain or to manufacture components, details, separate parts, spare parts, jigs, molds, accessories accompanying equipment, machinery; Construction materials that cannot be produced domestically).
