PHU MY I INDUSTRIAL PARK - BA RIA - VUNG TAU PROVINCE

I. Overview of Phú Mỹ I IP

Phú Mỹ I Industrial Park was established under Decision No. 213/QD-TTg of the Prime Minister on April 2, 1998, with a scale of 954.4 ha in Phu My Commune, Tan Thanh District, Bà Rịa - Vũng Tàu Province, now Phu My Ward, Phu My Town, Bà Rịa Vũng Tàu Province. On January 22, 1999, Phú Mỹ I Industrial Park was approved for planning under Decision No. 89/QD-BXD with a total industrial land area for lease of 695 ha. The Industrial Park has an operating term of 50 years from October 20, 1998 (the date of being granted the Investment Decision). The North of the IP is adjacent to My Xuan A IP, the South is adjacent to Phu My II IP, the East borders the technical corridor and the Vũng Tàu gas pipeline - Phu My Thermal Power Plant, the West is adjacent to the Thi Vai Port system.
Phú Mỹ I IP has a good transportation connection location, specifically:
+ Adjacent to National Highway 51
+ 75 km from HCM City and 40 km from Vũng Tàu City
+ 44 km from Tan Son Nhat airport, 47 km from Long Thanh airport

The initial investor of Phu My 1 IP was Bà Rịa - Vũng Tàu Construction and Urban Development Company (UDEC.CO). In 2004, Phú Mỹ I Industrial Park was assigned to IZICO as the investor. Immediately after that, Phú Mỹ I IP witnessed rapid changes in infrastructure renovation, upgrading utility systems in the IP, speeding up compensation for site clearance and the occupancy rate in the IP increased rapidly.
Phú Mỹ I IP is a key IP of Bà Rịa - Vũng Tàu province, planned with the goal of developing heavy industries that require deep-water ports, electricity industry, iron and steel, fertilizers, building materials, chemical industry, warehouses, yards... together with other IPs in Phu My, it has created a bustling industrial complex, developing a variety of industries, orienting towards heavy industry development and making good use of the seaport advantages in the Cai Mep Port cluster.

II. Phú Mỹ I IP Infrastructure

Electricity supply system: The power supply source at Phú Mỹ I IP is taken from Phu My Thermal Power Plant and connected through 02 110KV/22KV substations in the IP, the 22KV power line will be drawn to the factory wall for tenants in Phu My 1 IP.

Water supply system: Clean water for production at Phú Mỹ I IP is taken from Phu My Water Plant and Toc Tien Water Plant with a total capacity of over 340,000 m3/day and night

Wastewater treatment system: At Phu My 1 Industrial Park, a centralized wastewater treatment system is invested with a treatment capacity of 2,500 m3/day and night for phase 1 and 1,500 m3/day and night for phase 2 with the ability to treat incoming wastewater to meet column B standards according to environmental technical regulations in Vietnam

Information and communication system: Optical cables are connected along the IP axis and ready to connect to the investor's factory

Internal traffic system: Constructed with concrete, hot asphalt surface, reasonably distributed, with a roadbed of 23m - 31m - 46m - 50m, effectively solving traffic within the IP despite the large area of the IP.

III. Land lease fee at Phú Mỹ I IP

Infrastructure usage fee: calculated at approximately 1.65 USD/m2/year (price includes VAT)

IP management and maintenance fee: Applied according to the fee regulations of the Bà Rịa - Vũng Tàu Provincial People's Committee

Wastewater treatment fee: 4,400 VNĐ - 9,800 VNĐ/m3 depending on the quality of the incoming treated water

Clean water supply price: 12,500 VNĐ/m3

Electricity supply price: According to the price list of the Electricity Company

IV. Current status of investment attraction at Phú Mỹ I IP

Currently, Phú Mỹ I IP has leased out 100% of its industrial land area, attracting many domestic and foreign investment projects with typical projects such as Tuong An Edible Oil Company's Project, Hoa Sen Company's Building Materials project, Thong Nhat Sheet Metal Joint Stock Company's project, BACONCO project, Me Kong Flour Processing project, Phu My Thermal Power Plant project...
