I. LEGAL INFORMATION AND LOCATION OF YEN PHONG II-C INDUSTRIAL PARK

Yen Phong II-C Industrial Park is an industrial park located in the overall general planning of Yen Phong II Industrial Park approved by the Prime Minister in 2007 with the orientation of building a synchronous and large-scale industrial, urban and service park in Bắc Ninh province, helping to turn Bắc Ninh province into a centrally-run city.
On September 11, 2018, Yen Phong II-C Industrial Park was approved by the Prime Minister for investment policy under Decision No. 1139/QD-TTg for Viglacera Corporation - JSC with a total investment capital of over 2,234 billion VND. After that, the industrial park was officially established under Establishment Decision No. 545/QD-UBND and approved for detailed construction planning at a scale of 1/2000 under Decision No. 413/QD-UBND dated July 30, 2019 of Bắc Ninh province. Yen Phong II-C Industrial Park was established with a planned area of 219.22 ha, located in Dong Tien and Tam Giang communes, Yen Phong district, Bắc Ninh province and has an operating term of 50 years.

II. YEN PHONG 2C INDUSTRIAL PARK INFRASTRUCTURE

Power supply system: The production power source in Yen Phong II-C Industrial Park is guaranteed through the Yen Phong 2 110/35/22KV transformer station with a current capacity of 63 MVA and is oriented to increase the capacity to 3*63 MVA. The industrial park's power supply system is arranged in a branched form, ready to connect to each land plot in the industrial park.

Water supply system: The industrial park is invested in building an internal water supply system with a designed capacity of 10,000 m3/day and night and plans to expand to 20,000 m3/day and night, the water source is taken from the surface water source of the Cau River. Water supply pipes with diameters from D110-D500mm are connected along traffic axes in the industrial park.

Wastewater treatment system: All production wastewater at Yên Phong 2C industrial park is treated by a centralized wastewater treatment system with a total treatment capacity of 17,000 m3/day and night. In which, the treatment capacity of phase 1 is 7,000 m3/day and night

Internal traffic system: The internal traffic routes of Yen Phong IIC Industrial Park are designed in a checkerboard pattern with technical standards suitable for the traffic flow and load of vehicles participating in traffic in the industrial park. The main road of the industrial park has a cross-section width of 75 m, of which the road surface width on each side is 10.5 m; the branch roads in the industrial park have a width of 25 m - 36 m. At the same time, the industrial park also built a static parking lot with a scale of more than 2.6 hectares to avoid traffic jams due to vehicles stopping in the industrial park.

Information and communication system: a switchboard with an expected scale of over 10,000 contact numbers is readily arranged in technical culverts, technical pipelines located along the roads in the industrial park
Fire protection system: fire hydrants are arranged within a radius of 150 m from the main water supply pipes in Yen Phong II-C industrial park to ensure water supply pressure and capacity, promptly respond to fire incidents in the industrial park.
In addition, Yên Phong 2C Industrial Park also has an independent rainwater drainage system from the wastewater treatment system, along with a complete construction elevation from +5m to +6m, ensuring that flooding does not occur in the industrial park. External utilities: In addition to internal utilities, to serve the lives of workers working in the industrial park, the investor of Yen Phong industrial park also built a worker housing area with a scale of over 20 hectares along with urban areas and other functional sub-areas such as health stations, sports areas, and schools to create a healthy working environment and increase the attachment of workers.

III. LAND RENTAL PRICE AND INVESTMENT INCENTIVES AT YEN PHONG II-C INDUSTRIAL PARK

Infrastructure usage fee: 165 USD/m2/entire lease term. May vary depending on the location of the leased land plot

Management fee: 0.9 USD/m2/year

Annual land rent: applied according to the land price list of the People's Committee of Bắc Ninh province

Electricity price: applied according to EVN's production electricity price (from 1,007 VND-2,871 VND/KWh)

Water price: 9,600 VND/m3. May be changed according to the decision of the Provincial People's Committee

Wastewater treatment fee: 0.309 USD/m3, wastewater volume is calculated as 80% of the amount of clean water used

Regarding corporate income tax: Apply a corporate income tax rate of 20%. In which, 100% of tax is exempted in the first 02 years and 50% reduction of corporate income tax in the next 04 years

Regarding import tax: Import tax exemption for assets imported to create fixed assets for new investment projects
