Phuc Son Industrial Park - Bac Giang Province

I. LEGAL INFORMATION AND LOCATION OF PHUC SON INDUSTRIAL PARK

Phuc Son Industrial Park was approved to be added to the planning of industrial parks in Bac Giang province for the period 2021-2030, with a vision to 2050 in Decision No. 219/QD-TTg dated February 17, 2022 of the Prime Minister with a planned area of 125 ha. On June 3, 2022, Phuc Son Industrial Park was approved by the People's Committee of Bac Giang province for detailed construction planning at a scale of 1/500 in Decision No. 544/QD-UBND. Accordingly, Phuc Son Industrial Park has a planning area of 125 ha, of which the area of industrial land for lease is 79.92 ha (accounting for 63.94%).
On February 23, 2024, Le Delta Joint Stock Company was approved for investment policy to become the investor of Phuc Son Industrial Park according to Decision No. 193/QD-TTg of the Prime Minister with a total investment of 1,836 billion VND. The project has a land use scale of 123.94 ha, implemented in Phuc Son and Lam Cot communes, Tan Yen district, with an operating term of 50 years from the date of land allocation decision and is expected to be built within 02 years from the date of land allocation.

In terms of nature, Phuc Son Industrial Park is a concentrated, multi-sector industrial park with a synchronous and modern technical infrastructure system, attracting investment projects in the fields of processing agricultural and forestry products, food processing; Mechanical engineering, electronic components, packaging and supporting industries...with modern, advanced and environmentally friendly technology.
Regarding regional connectivity, Phuc Son IP is bounded to the Northwest and West by DT297 road and residential area; Northeast borders 297B road (Main Canal road) and:
- 30 km from the center of Bac Giang city; 32 km from the center of Thai Nguyen city - 75 km from the center of Hanoi city; 43 km from Noi Bai International Airport - 176 km from Hai Phong Port; 128 km from Huu Nghi border gate (Lang Son)

II. PHUC SON IP INFRASTRUCTURE SYSTEM

Internal traffic system: the main axis of Phuc Son IP has a right-of-way of 30m-51m, of which the road surface is 18m-24m wide; internal roads have a right-of-way of 19.5m-22.5m, of which the road surface is 10.5m wide. Traffic routes in the industrial park are 6m-7m wide on each side.

Power supply system: the power source for production for the industrial park is taken from the 22kV line in the area. In the long term, the power supply will be replaced by an internal 110kV/22kV transformer station.

Water supply system: the water source for production at Phuc Son industrial park is expected to be supplied from Hiep Hoa water plant with a water supply demand of about 4,300 m3/day and night.

Wastewater treatment system: all production wastewater in Phuc Son IP is collected and treated at the industrial park's centralized wastewater treatment station with a capacity of 3,000 m3/day and night, and continues to be treated until it meets standards before being discharged into the environment.
Other infrastructure utilities: Parking lot with scale; The rainwater drainage system is arranged independently of the wastewater drainage system; Lighting and green tree system; Information and communication system; Solid waste collection system; Ground elevation from +12.5m to +13.0m.
