Lien Ha Thai Industrial Park (Green IP -1) in Thai Binh has the full name of Lien Ha Thai Industrial - Urban - Service (GREEN iP -1) Northern subdivision. It was approved for its investment policy under Decision No. 180/QĐ-TTg dated February 8, 2021 by the Prime Minister and was established under Decision No. 464/QĐ-UBND dated February 17, 2021 by Thai Binh provincial people’s committee.
Lien Ha Thai Industrial - Urban - Service Northern subdivision is planned to be located in the plan of Thai Binh economic zone in Thuy Lien commune and Diem Dien town, Thai Thuy district, Thai Binh with a total planned area of 807.88ha, including 588.84ha for the industrial park and 219.04ha for the urban area. As the first industrial park in Thai Binh economic zone, Lien Ha Thai Industrial Park is planned as a multi-sector, high-tech industrial park with minimal environmental impact. Wastewater treatment system: Wastewater from factories within the Industrial Park will be treated by a centralized wastewater station with a capacity of 15,000 m3/day and night.
The internal road system and green trees are invested synchronously and meticulously.

IV. Infrastructure leasing costs and other costs at GREEN IP -1

Infrastructure usage fee: 98 USD/m2/until 2071 (fee does not include VAT).
Annual land leasing fee: Investors leasing land in Lien Ha Thai Industrial Park will be exempted from annual land use fees for 15 years from the date of land lease. After the exemption period expires, the annual land rental fee will be applied according to the regulations of the Provincial People"s Committee at that time.
Management fee: 10,000 VND/m2/year (equivalent to 0.434 USD/m2/year).
Water supply fee: 12,000 VND/m3 (equivalent to 0.52 USD/m3).
Wastewater treatment fee: 10,000 VND/m3 (equivalent to 0.434 USD/m3). Wastewater is calculated as 80% of clean water used.
Electricity price: Applied according to EVN"s electricity price list. Specifically for reference: from 1,007 VND - 2,871 VND/KWh.
