I. LEGAL INFORMATION AND LOCATION OF DEEP C INDUSTRIAL PARK QUANG NINH

DEEP C Quảng Ninh Industrial Park is located in Quảng Yên Coastal Economic Zone, a complex consisting of 02 component projects of Dam Nha Mac Industrial - Service Park:

1. DEEP C Quảng Ninh I Industrial Park (full name is Nam Tien Phong Industrial Park Development and Port Project):

- Scale of 487.4 ha, belonging to the functional subdivision planning of Nam Tien Phong Industrial Park and Port, Dam Nha Mac in Tien Phong commune, Quảng Yên town, Quảng Ninh province

- Approved detailed construction planning according to Decision No. 2165/QD-UBND dated September 29, 2014 of Quảng Ninh Provincial People's Committee

- Granted Investment Registration Certificate No. 996089928 for the first time on December 22, 2014

- The industrial park was officially established on December 21, 2016 in Decision No. 4283/QD-UBND of the People's Committee of Quảng Ninh province with the name Nam Tien Phong Industrial Park

- The project's operating term is until the end of December 22, 2064

2. DEEP C Quảng Ninh II Industrial Park (full name is the Project to develop a seaport complex and industrial park in Dam Nha Mac area, Quảng Yên Town, Quảng Ninh Province, or otherwise known as Bac Tien Phong Industrial Park):
- Scale of 1,192.9 ha, belonging to the functional subdivision planning of seaport complex and industrial park in Dam Nha Mac area, belonging to the administrative boundaries of Tien Phong, Lien Hoa, Lien Vi and Phong Coc communes, Quảng Yên town, Quảng Ninh province. Of which, the area of industrial land for lease is 856.5 ha
- Approved by the Prime Minister in Investment Policy Decision No. 1792/QD-TTg dated June 19, 2016. Granted Investment Registration Certificate No. 2115200632 dated September 23, 2016 by the Management Board of Quảng Ninh Province Economic Zone.
- The project's operating term is 50 years (until the end of September 29, 2066). The project implementation progress is divided into 03 phases and is expected to be completed in 2036.

Thus, the total scale of the 02 component projects in DEEP C Quảng Ninh Industrial Park is about 1,500 ha, which is a multi-industry industrial park, including chemical and petrochemical industries, and is assessed by Quảng Ninh Provincial People's Committee as a key industrial economic development project of Quảng Yên coastal economic zone in particular and Quảng Ninh province in general based on expectations of promoting industrial economic development, production and promoting the advantages of seaports in international freight transport. II. INFRASTRUCTURE SYSTEM OF DEEP C INDUSTRIAL PARK QUANG NINH

Power supply system: The power source for production in DEEP C Quảng Ninh industrial park is guaranteed to be supplied by a 110 KV/22 KV transformer station with a capacity of 353 MVA

Water supply system: DEEP C Quảng Ninh I and II Industrial Parks are invested by the investor to build a clean water supply system with a water supply capacity of 12,000 m3 and 24,000 m3/day and night respectively

Wastewater treatment system: All production wastewater in DEEP C Quảng Ninh Industrial Park will be collected and treated at two centralized wastewater treatment systems with a capacity of 10,000 m3/day and night and 20,000 m3/day and night with the highest treatment technologies and standards, most environmentally friendly before being discharged into the receiving system.

In-zone port system: According to the plan, DEEP C Quảng Ninh industrial park will build a seaport and port service area with a scale of 466.5 ha (for DEEP C Quảng Ninh II). The design capacity of the seaport is 5,000 DWT, meeting the needs of sea freight connecting from the industrial park to the large seaport systems in the region.

III. LAND LEASE COSTS AND INVESTMENT INCENTIVES AT DEEP C QUANG NINH INDUSTRIAL PARK

Infrastructure rental fee: From 115 USD/entire project operating term. The infrastructure rental price may vary depending on the location and area of the leased land.

Annual land rental: The industrial park applies a 50-year land lease, paying land rent once. Land rent is included in the infrastructure rental price.

Management fee: 0.069 USD/m2/month. This unit price may be changed according to the consumer price index

Electricity and water connection fees: determined according to connection needs and actual usage capacity
Electricity supply price and Water supply price: Applied according to the electricity and water supply price list of the industrial park at each time and based on actual usage

Wastewater treatment fee: 0.9 USD/m3

Investment incentives at DEEP C Quảng Ninh Industrial Park: investment projects in DEEP C Quảng Ninh industrial park will fully enjoy the investment incentive policies of the economic zone, specifically:

- Being applied a corporate income tax rate of 10% for the first 15 years (the normal tax rate is 20%)

- Being exempt from 100% of the tax payable in the first 04 years

- Reduce 50% of the tax payable in the next 09 years of the project

The time to calculate the enjoyment of incentives is from the time the project begins to generate taxable income, or from the 4th year from the time the project begins to generate revenue.

In addition, investors are also exempt from import tax on goods on the list of incentives imported to create fixed assets for businesses.
Investment projects in the industrial park are also supported by the investor free of charge in carrying out procedures for investment licenses and business registration.

IV. CURRENT STATUS OF INVESTMENT ATTRACTION AT DEEP C QUANG NINH INDUSTRIAL PARK
