I. LEGAL INFORMATION AND LOCATION OF TRAN DE INDUSTRIAL PARK, SOC TRANG
Tran De Industrial Park was approved to be added to the planning of industrial parks in Vietnam according to Decision No. 1107/QD-TTg dated August 21, 2006 of the Prime Minister with a planned area of 140 hectares. On September 5, 2018, the industrial park was approved to adjust the planned area to increase to 160 hectares according to Official Dispatch No. 1153/TTg-CN of the Prime Minister.
On June 12, 2020, the project to invest in construction and business of infrastructure of Tran De Industrial Park was approved for investment policy in Decision No. 828/QD-TTg of the Prime Minister. Accordingly, the project has an investor who is Ha Thanh Concrete Joint Stock Company, project scale of 160 hectares, planning location in Ngan Ro 1 Hamlet, Tran De town, Tran De district, Sóc Trăng province. Tran De IP project has a total investment of VND 1,230.26 billion, has an operating term until 2069 and is expected to be completed within 03 years.
On January 10, 2022, Tran De Industrial Park was approved by Tran De District People's Committee for detailed construction planning at a scale of 1/500 in Decision No. 32/QD-UBND. According to the approved detailed plan, Tran De Industrial Park has a total planned area of 161.46 hectares, including 1.46 hectares of canal protection corridor land and 160 hectares of industrial park land. The industrial park is bounded to the North by Canal I, to the South by residential area and Tran De fishing port service area, to the East by Hau River and to the West by Nam Song Hau National Highway.


Regarding the nature, Tran De Industrial Park is a multi-industry concentrated industrial park, oriented to attract investment projects in the fields of: Processing agricultural and forestry products, producing livestock and poultry feed and aquaculture; Repairing and building sea-exploiting ships, manufacturing machinery and engines for aquaculture, sea exploitation and other marine economic sectors; Producing building materials, producing wooden furniture and interior equipment; Producing packaging and some other light industries.
Regarding regional linkage location, Tran De Industrial Park has diverse transportation access by both road and waterway:
- Distance to the center of Sóc Trăng city
- 77 km from Can Tho city center and Can Tho Airport
- 3 km from Tran De International Port
II. INFRASTRUCTURE SYSTEM OF TRAN DE IP
Internal traffic system: the main axis of Tran De Industrial Park is 48 m wide, of which the road surface width is from 15m-26m; branch roads in the industrial park have a cross-sectional width of 16m-26m, of which the road surface width is from 6m-12m. Roads in the industrial park are arranged with sidewalks and walkways for pedestrians.
Power supply system: power source for production at Tran De IP is taken from the 110KV/22KV Tran De substation through a 22KV line along the Nam Song Hau National Highway to the connection point to the industrial park.
Water supply system: Tran De IP uses groundwater extracted on-site through an on-site water treatment plant with a capacity of 6,500 m3/day and night.
Wastewater treatment system: All production wastewater in the IP is collected and treated at the IP's centralized wastewater treatment station with a capacity of 4,800 m3/day and night to column B standards before being discharged into the environment.
River port: Tran De Industrial Park is invested in building an inland waterway wharf system capable of receiving 2000-ton ships along the Hau River route, helping factories operating in the IP to transport goods conveniently to Tran De Port in the future and to major ports such as Cat Lai...
III. LAND RENTAL COSTS AND INVESTMENT INCENTIVES AT TRAN DE IP
Infrastructure rental price: 80 USD/m2/entire remaining lease term. The rental unit price may vary depending on the location and area of the leased land lot
Infrastructure management and maintenance fee: 0.5 USD/m2/year, calculated on the actual leased area
Electricity price: Applied according to EVN's electricity price list at each time.
Water price: 14,000 m3/m3, the unit price may change depending on the time
Wastewater treatment fee: Depending on the quality of the incoming wastewater.

Investment incentives at Tran De IP: 100% exemption from corporate income tax for the first 02 years and a 50% reduction in CIT for the next 04 years for new investment projects in the industrial park.
IV. CURRENT STATUS OF INVESTMENT ATTRACTION IN TRAN DE INDUSTRIAL PARK
Since being approved for investment policy, the investor has been constructing important infrastructure items of the IP such as power supply system, water supply system, wastewater treatment system, internal traffic system, which is expected to be completed and put into operation in 2024. Currently, the industrial park is receiving a lot of investment interest from domestic and foreign investors.
