With a convenient location in the Southern Key Economic Zone of Vietnam, Viet Phat Industrial Park is only 59 km from the center of Ho Chi Minh City, 45km from Tan Son Nhat Airport, 28km from Saigon - Trung Luong Expressway, less than 60 km from Saigon Port Container Center, 50km from Bourbon Port (maximum 5000T), more than 65 km from Cat Lai Port, 87 km from Long An International Port, 95km from Cai Mep International Port...

INFRASTRUCTURE

Transportation system:
1. External traffic:
- Quóc lọ N2 passing through the South face of the IP has a planned right-of-way of 80m.
- Thu Thua - Binh Thanh - Hoa Khanh route, passing through the west of the project. When the road is completed, it will shorten the distance from the Project to the Cambodian border by 10km.
- The investor will invest in a road connecting National Highway N2 with Provincial Road 830, thereby shortening the connection distance between the project and Ho Chi Minh City.
2. Internal traffic:
- The internal traffic system is synchronously and modernly planned by the investor with a network of asphalt roads evenly distributed throughout the IP with a right-of-way of 26-77m.
3. Waterway traffic:
- In the planning area, there are existing canals such as canal T6, canal Bo Bo, ... going to Vam Co Tay and Vam Co Dong rivers, capable of serving small tonnage waterway transport vehicles.
- The investor will invest in building a waterway connecting the Canal North of the Project with the Vam Co Dong River, the planned waterway is 8,350m long with a total cost of nearly 435 billion VND. This waterway allows 1000 DWT barges to circulate, equivalent to a class III inland waterway.
Power supply system:
- Taken from Thu Thua substation 110/22 KV - 2 x 40MVA via the existing 22KV power line along National Highway N2 leading into Viet Phat Industrial Park.
The lighting and traffic light system is fully installed along the roads in the IP, ensuring safe circulation.
Water supply system:
- Clean water supply plant in the IP with a capacity of 29,315m³/day and night ensures full supply for production and living needs of the entire IP.
Wastewater treatment system:
- Arranging 3 wastewater treatment stations according to separate clusters, with a total capacity equivalent to 24,000m³/day.
- Wastewater after being treated at the concentrated WWTP reaching the standard will be led into the monitoring lake for monitoring before being discharged into the canal.
Postal and telecommunications services:
- The communication system is designed to ensure communication needs such as fixed telephone subscribers and mobile information, the Internet of the entire area, ensuring the reliability of the communication system invested, managed and exploited by specialized Postal and Telecommunications units
Public utilities:
- Separate rainwater drainage system with dirty water drainage is completely built.
- Concentrated waste collection area for collecting, sorting and transporting waste.
- The green tree system is distributed throughout the area, which is good for environmental sanitation, anti-pollution (noise, dust, smoke..) and creates a beautiful, clean landscape for the entire IP and creates a comfortable working environment for workers.
Warehouse and logistics services.
- The project also arranges a helicopter landing pad to serve rescue work or quickly transport VIP guests to the project.
- The central park located in a part of the project will provide a place for relaxation, entertainment, sports, contributing to restoring workers' health after work.
- Services supporting the operation of the Industrial Park include post office, bank, customs, exhibition area - product display and marketing, seminars, guesthouse, restaurant ....
INVESTMENT COSTS:
- Land sublease unit price:
The unit price excluding VAT for the land plot located in Viet Phat Industrial Park is: 120 USD - 160 USD (depending on the industry)
- Electricity selling price for the manufacturing industry, voltage level from 22kV to below 110 kV according to Decision 648/QD-BCT regulating electricity selling prices from March 20, 2019.
  • Normal hours: 1,555 VND/kWh
  • Off-peak hours: 1,007 VND/kWh
  • Peak hours: 2,871 VND/kWh
- Water price: 13,200 VND/m3 (including VAT)
- Infrastructure fee: 0.04 USD/m2/month
