I. LEGAL INFORMATION AND LOCATION OF YEN LU INDUSTRIAL PARK

Yen Lu Industrial Park was approved by the Prime Minister to be added to the development plan of industrial parks in Bắc Giang province in Official Dispatch No. 216/TTg-CN dated February 23, 2021 with a planned area of ​​377 hectares, belonging to Yen Lu and Nham Sơn communes, Yên Dũng district, Bắc Giang province.
On July 16, 2021, Yen Lu Industrial Park was approved for detailed construction planning at a scale of 1/2000 in Decision No. 706/QD-UBND of the People's Committee of Bắc Giang province.
On December 31, 2021, Yen Lu Industrial Park was approved for investment policy by the Prime Minister in Decision 2242/QD-TTg for Capella Real Estate Joint Stock Company as the investor with an investment capital of more than 2,691 billion VND, the project has an operating term of 50 years from the date of approval.
During the implementation of compensation for site clearance of the project, due to local people's needs and the adjustment of some roads, the industrial park was approved by the People's Committee of Bắc Giang province to adjust the local construction sub-area planning in Decision No. 791/QD-UBND dated August 4, 2022. According to the approved content, Yen Lu Industrial Park has a total area of ​​industrial land for lease of 224.01 ha (accounting for 59.42% of the planned area)

Regarding nature, Yen Lu Industrial Park is a multi-sectoral general industrial park, mainly focusing on attracting high-tech, environmentally friendly processing and manufacturing industries.

II. INFRASTRUCTURE SYSTEM OF YEN LU INDUSTRIAL PARK

Power supply system: Currently, the power source for production for the industrial park is taken from the 35kV medium voltage line from the 110kV Song Khe - Noi Hoang intermediate transformer station running through the project. In the future, Yen Lu Industrial Park will be supplied with electricity from three sources, the first is the 110/22kV Yen Lu transformer station with a capacity of 2x63MVA; the second is the 220/110kV Yên Dũng transformer station, the third source is the 110/22kV Yen Lu 2 transformer station with a capacity of 2x63 MVA serving Yen Lu Industrial Park and surrounding areas. The total power supply capacity for the Industrial Park is approximately 86.6 MVA.
Water supply system: The water source for production for Yen Lu Industrial Park is currently taken from the Water Supply Plant of Nam Son Trading and Construction Joint Stock Company. In the future, the production water source at Yen Lu Industrial Park will be taken from the DNP Bắc Giang clean water plant with a total capacity of 60,000 m3/day and night.
Wastewater treatment system: all wastewater in the Industrial Park is treated locally before being collected and treated at the industrial park's centralized wastewater treatment system to type A before being discharged into the environment. The system has a capacity of 12,000 m3/day and night.
Internal traffic system: The main road of the industrial park has a cross-section width of 38m, of which the road width is 2x12m = 24m; The branch roads in the industrial park have cross-section widths from 22.5m-37m, of which the roadbed width is from 10.5m-15m-18m. The traffic system is arranged with wide medians with sidewalks and green trees on both sides of the road.
