I. LEGAL INFORMATION AND LOCATION OF SONG HAU 2 INDUSTRIAL PARK

Sông Hậu 2 Industrial Park in Hậu Giang Province was approved for supplementation by the Prime Minister in the Project on planning for the development of industrial parks in Hậu Giang Province in Official Dispatch No. 329/TTg-CN dated April 28, 2023. The industrial park has a planned area of 380 hectares with a planned location in Mái Đầm town and Phu Huu commune, Châu Thành district (not overlapping with the established Phu Huu A industrial cluster phase 3 area). According to the planning of Hậu Giang province for the period 2021-2030, the planned area of Sông Hậu 2 industrial park is adjusted to increase to 430 hectares.
On August 3, 2023, Sông Hậu 2 Industrial Park was approved for construction sub-zone planning under Decision No. 1320/QD-UBND of Hậu Giang Provincial People's Committee. Accordingly, Sông Hậu 2 Industrial Park has a first-phase scale of 380 hectares, with the planned location in Mái Đầm town and Phu Huu commune, Châu Thành district. The northeast boundary of the industrial park borders the Hau River, Song Hau Thermal Power Plant and the Nam Song Hau National Highway, the southeast borders Gia Bat canal and Provincial Road 925, the northwest borders Cai Dau canal and the southwest borders a residential area. The total area of industrial land for lease is 263.95 hectares, accounting for 69.46% with a maximum construction density of 70% and a maximum height of 5 floors.

II. INFRASTRUCTURE SYSTEM OF SONG HAU 2 INDUSTRIAL PARK

Internal traffic road system: the main axis of the IP has a cross-sectional width of 30 m, of which the road surface width is 18m; branch roads in the industrial park have a cross-sectional width from 22.5m-26m, road surface width from 10.5m-18m. Traffic routes are arranged with sidewalks and walkways on both sides of the road. The internal traffic road connects to National Highway 91B, 80m wide and District Road 38, 32m wide, creating convenient road traffic connections.
Power supply system: production power in Sông Hậu 2 IP is supplied through a 110/22kV substation with a capacity of 2*63 MVA built inside the area with a power supply taken from the 220KV Châu Thành station or the 220kV Can Tho 2 station. 22KV power lines are connected to each land plot in the industrial park.
Water supply system: the water source for production in Sông Hậu 2 IP is taken from the Song Hau surface water plant of Aqua One Hậu Giang Company through a booster pump system. In the future, the water supply is expected to be replaced by an on-site water supply plant with a water supply capacity of 12,000 m3/day and night from raw water exploited from the surface water of the Cai Dau River.
Wastewater treatment system: all production wastewater in the industrial park is treated at the industrial park's centralized wastewater treatment station (receiving input wastewater according to column B standards) with a capacity of 7000 m3/day and night, treated to column A standards before being discharged into the environment.

Other infrastructure utilities: Ground leveling with an elevation from +2.65m to +2.85m with a slope to ensure natural drainage; The rainwater drainage system is arranged independently of the wastewater collection system, draining into the Cai Dau River, Nga Bat canal and Giao Hoang canal; Solid waste collection and treatment system of 140 tons/day; Greenery and lighting systems are arranged along traffic routes in the industrial park; Information and communication system; Fire protection system...

III. CURRENT INVESTMENT STATUS OF SONG HAU 2 INDUSTRIAL PARK

Sông Hậu 2 Industrial Park is registered for investment by Kinh Bac City Development Holding Corporation - CTCP with a total expected investment capital of VND 5,568.9 billion (including VND 835.5 billion of contributed capital and VND 4,734.4 billion of loan capital), the expected progress is to complete and put into operation for lease from June 2026. The project is currently in the process of completing investment policy procedures and has not yet been started.
