I. LEGAL INFORMATION AND LOCATION OF AN NGHIEP INDUSTRIAL PARK
An Nghiệp Industrial Park was approved for investment by the People's Committee of Sóc Trăng Province in Decision No. 175/QD-HC.05 dated February 23, 2005, with an initial planned area of 257.3 ha, of which the industrial land area is 178.03 ha, located in An Hiệp communes, Châu Thành district, now An Hiệp communes, Phu Tan district Châu Thành and Ward 7, Sóc Trăng city. The western boundary of the industrial park borders National Highway 1A, the southern boundary borders National Highway 60, the eastern and northern boundaries border Canal 25 and Canal 30/4.
During the implementation process, the area of the industrial park was adjusted to 243 ha to match the actual implementation capacity. According to the planning of Sóc Trăng province for the period 2021-2030 approved by the Prime Minister, An Nghiệp IP is expected to be further expanded with a scale of 169 ha towards Châu Thành district.
The investor of An Nghiệp Industrial Park is the Industrial Park Infrastructure Development Company of Sóc Trăng province, which was invested and built in 2006 and is the first industrial park in Sóc Trăng province.

II. AN NGHIEP IP INFRASTRUCTURE SYSTEM
Internal traffic system: the main axes of An Nghiệp industrial park have a cross-sectional width of 23.25m - 42.5m, in which the road width from 11.25m-22.5m is arranged with sidewalks and walkways on both sides of the road, ranging from 6m-8m wide. The two main axes of the IP are arranged with a 4m wide median strip.
Power supply system: the power source for production at An Nghiệp IP is taken from the national grid through 22kV power lines connected to each land plot in the industrial park.
Water supply system: An Nghiệp IP has invested in building a clean water treatment and supply plant with a capacity of 10,000 m3/day and night managed by Sóc Trăng Water Supply One Member Company Limited, connected to each land plot in the industrial park at the request of the investor.
Wastewater treatment system: the wastewater treatment system capacity of An Nghiệp IP reaches 15,000 m3/day and night and is expected to be invested to increase its capacity to 20,000 m3/day and night after 2024. All wastewater from production factories in the industrial park is treated to column C standards, then collected and treated at the IP's WWTP to column B before being discharged into the environment.
The rainwater drainage system is arranged independently of the wastewater treatment system.
Greenery and lighting systems are arranged along the roads in the industrial park.

III. LAND RENTAL COSTS AND INVESTMENT INCENTIVES AT AN NGHIEP IP
Infrastructure rental price: 60-65 USD/m2/entire remaining lease term.
Management fee: 3,600 VND - 5,800 VND/m2/year, calculated on the actual leased land area
Annual land rent: applied according to the decision of the Provincial People's Committee in each period
Electricity price: Applied according to EVN's electricity price schedule
Water supply price: 14,000 VND/m3, the water supply unit price may change according to the Decision of the People's Committee of Sóc Trăng province
Wastewater treatment fee: 5,200 VND/m3 of wastewater. Treatment fees may vary depending on the quality of incoming wastewater.

IV. CURRENT STATUS OF INVESTMENT ATTRACTION AT AN NGHIEP INDUSTRIAL PARK
An Nghiệp Industrial Park was built and put into operation in 2006, so far it has attracted 66 investment projects with a total investment of more than 8,728 billion VND, reaching an occupancy rate of over 98.5%. Typical investment projects in the IP include the Pia cake and confectionery production project of Tan Hue Vien Co., Ltd.; Seafood processing project of Sóc Trăng Seafood Joint Stock Company; Beer production project of SABECO Sóc Trăng; Garment factory project of BROADPEAK Company and a series of other projects mainly in the field of seafood processing, fertilizer, food and garment production.
