I.Overview of the industrial park - Khu Che xuat Linh Trung 3, Tay Ninh province
Khu Che xuat Linh Trung 3 is one of the 3 export processing zones belonging to Linh Trung Export Processing Zone. This is a joint venture project between Vietnam and China; the Vietnamese side is Saigon Industrial Park Development Company (SAIGON IPD), the Chinese side is china united electric import and export Co., LTD.
On December 27, 2002, the Ministry of Planning and Investment issued adjusted investment license No. 412/GPĐC6, allowing Sepzone - Linh Trung Joint Venture Company to establish Linh Trung III Export Processing and Industrial Zone in An Tinh commune, Trang Bang district, Tay Ninh province, with a total land area of 203.8 hectares, of which 193.8 hectares are industrial land and 10 hectares are housing land for workers and experts. The registered investment capital of Sepzone - Linh Trung Joint Venture Company is 55.5 million US dollars, of which the legal capital is 17 million US dollars, each party in the joint venture contributes 50% of the legal capital.
On June 30, 2011, the Management Board of Ho Chi Minh City Export Processing and Industrial Zones issued Investment Certificate No. 412022000362 and on April 20, 2012, the Management Board of Tay Ninh Province Economic Zone issued Investment Certificate No. 45222000168, on re-registering the enterprise and investment project, renaming Saigon - Linh Trung Export Processing Zone Exploitation and Business Joint Venture Company to Sepzone - Linh Trung Limited Liability Company (Vietnam), abbreviated as Sepzone - Linh Trung, with registered business lines being construction and business of infrastructure of Saigon - Linh Trung Export Processing Zone and Linh Trung II Export Processing Zone in Thu Duc district, Ho Chi Minh city, Linh Trung III Export Processing and Industrial Zone in Trang Bang district, Tay Ninh province.
Khu Che xuat Linh Trung 3 was built from 2004 by Sepzone - Linh Trung Co., Ltd as the infrastructure investor (area of 202.67ha) in Trang Bang district, Tay Ninh province.
The highlight of Linh Trung 3 IP is that in 2008, Linh Trung III EPZ was recognized and applied the ISO 9001:2008 quality management system together with the ISO 14001:2004 environmental management system - The issue of ecological environment protection in industrial activities is one of the top priorities of Linh Trung III Export Processing and Industrial Zone.
The industrial park, Khu Che xuat Linh Trung 3, selects, prioritizes and encourages businesses with high-tech machinery, limiting the attraction of businesses with outdated technical machinery, posing a risk of environmental pollution and labor-intensive industries.

Khu Che xuat Linh Trung 3 is planned to belong to An Tinh commune, Trang Bang district, Tay Ninh province - Bordering Cu Chi district, Ho Chi Minh city, located next to the Trans-Asia Highway.
45 km from the center of Ho Chi Minh City, 45 km from Tay Ninh city;
42 km from Saigon port;
37 km from Tan Son Nhat International Airport;
28 km from Moc Bai International Border Gate, 95 km from Xa Mat International Border Gate.

II.Infrastructure Information of Khu Che xuat Linh Trung 3 – Tay Ninh industrial park
The industrial park, Khu Che xuat Linh Trung 3, is planned and built in an area with flat terrain conditions, altitude above sea level from 5.5 m ~ 7.5 m, average slope of about 0.2%. The geological foundation of the project has a fairly good load-bearing capacity, averaging from 1 ~ 1.5kg/cm2. The main component is clay soil layer.
Power System: Includes 01 80MVA power station connected to the national grid, and connected to low-voltage transformer stations at the factories in the industrial park
The clean water supply plant in Khu Che xuat Linh Trung 3 has a capacity of: 10,000 m3/day and night has been built and put into operation to ensure the water supply meets the Vietnamese standard TC 505/BYT and ensures sufficient production water for land-leasing investors, production activities in Khu Che xuat Linh Trung 3
Wastewater treatment system: has a capacity of 10,000 m3/day and night. Wastewater is pre-treated at the factory to meet industrial park standards before being discharged from the factories and will be centrally treated at the park's wastewater treatment plant to meet TCVN40:2011/BTNMT standards when discharged into the drainage system outside the park.
Information and communication system: equipped with a centralized digital telephone switchboard with up to 1,500 numbers and a broadband ADSL internet hub, Viettel and VNPT carriers ensure international communication needs for investors in the export processing zone
Other amenities such as: Banking, Postal, Customs, Medical, Educational, accommodation, dining, and entertainment services: within a radius of 1 km to 5 km from the export processing zone gate are available
III.Investment costs and investment incentives in Industrial Park - Khu Che xuat Linh Trung 3
Investment costs:
Land rental price with infrastructure: from 60-80 usd/m2
Land lease term is 50 years, from the date of issuance of the investment certificate
Infrastructure management fee: 0.5 usd/m2/year
Electricity, water, and wastewater treatment prices: according to the state's unit price and the regulations of Tay Ninh province
Minimum income in 2019 for unskilled labor and workers for investors to recruit for the factory averages in Tay Ninh province from 200-500USD/person/month
Incentives for investors when leasing land in the industrial park - Khu Che xuat Linh Trung 3:
VAT is not applied to export processing enterprises;
Exemption from export tax throughout the project implementation period;
2-year tax exemption and 50% reduction of tax payable in the next 4 years;
Applying a corporate income tax rate of 17%: in the first 10 years from when the enterprise starts production / operation.
In addition, depending on the main business registration industry of the Investor, the investor will consider applying for approval to enjoy corporate income tax incentives at different levels.
